Retirement Community presently seeking Top notch Property Manager. The Property Manager, under the direction of the Regional Portfolio Manager (“RPM”) is responsible for managing all aspects of the property in accordance with the goals, policies and procedures of Polinger and the building owners. The position requires exceptional financial, customer service, organization, and written/oral communication skills.

Responsibilities

  • Manages property to achieve expense and income levels based on monthly, quarterly, and annual budget goals. Alerts Regional Portfolio Manager in advance of any problems which might cause variances to the budget and/or prevent completion of budgeted events as planned. Supervise monthly rent collection, late notices, deposit accounting, annual rent increases and lease renewals.
  • Maintain the curb appeal and maintenance of the property.
  • Maintain a high standard of customer service and resident/tenant retention.
  • Respond to on-line reviews and Satisfact surveys within 24 hours.
  • Forecast and plan for market conditions.
  • Regular review of financial reports.
  • Complete variance report monthly.
  • Complete property inspections and perform work to minimize personal and property risk and damage to staff, residents and real property.
  • Oversee and approve all lease related paperwork in an accurate and timely manner, and audit resident accounts and files.
  • Prepares annual property expense and capital improvement budget, under the direction of the Regional Portfolio Manager. Ensure compliance of the property (Fair Housing, Licensing, City Codes, Safety, etc.).
  • Supervise and motivate the office staff and maintenance personnel to achieve corporate and property foals.
  • Monitor property work orders and property Capital Improvements.
  • Perform property personnel functions, including hiring, firing, evaluations and employee counseling.
  • Maintain a stable and conducive work environment for all staff.
  • Maintain a professional and courteous attitude to all residents, property staff, vendors and the public
  • Approve and submit bi-weekly payroll and annual employee reviews for the property.
  • Communicates efficiently with residents, resolving issues at the property to extent possible.
  • Oversee all work performed by off-site contractors to ensure timely and cost-effective completion of projects.
  • Purchase supplies and equipment necessary to maintain the property, consistent with the budget.
  • Create and manage marketing and outreach programs with collaboration with Director of Marketing and Regional Portfolio Manager.
  • Motivate, train and assist with the growth of subordinates.
  • Ensure team manages leads and completes all follow up.
  • Work with marketing team to ensure that the community maintains a positive presence in social media and that all advertisements contain correct information.
  • Effectively and professionally resolve conflict.
  • Ensure that resident privacy and security is maintained.
  • Oversee the procurement of good and services and ensure that Service Agreements and Certificates of Insurance are current and accurate.
  • Attend resident events.


Qualifications

  • Prior supervisory experience a must.
  • 7 Years Property Management experience.
  • Experience with Boards of Directors
  • Affordable Housing Experience.
  • HUD/VHDA Experience a must.
  • HUD/VHDA Training and Certifications.
  • Bachelor Degree, ARM®, APM® or CAM® certification preferred.
  • Proficient in Microsoft Excel.
  • Yardi Expertise
  • Experience with budget creation and forecasting.
  • Excellent organizational skills; ability to prioritize tasks, multitask, delegate.
  • Ability to conduct oneself in a professional manner and to effectively communicate with all levels of management, owners, vendors and community staff .
