The Maintenance Mechanic is responsible for assisting the Engineering team in the efficient operation, maintenance, and repair of all building systems. The person hired will maintain building HVAC, water treatment, electrical, lighting, plumbing, energy management, fire protection, structural, hardware and keying systems through preventative maintenance and troubleshooting skills. The ideal candidates will demonstrate expertise in efficient operation, maintenance and repair of all building systems including: * HVAC systems * Water treatment programs * Computerized Energy Management Systems * Electrical systems * Lighting systems * Plumbing systems * Fire protection * Structural, hardware and keying systems * Life Safety systems Daily Responsibilities: * Develop skills in installing, fabrication, constructing, troubleshooting and repairing complex mechanical and electrical equipment. * Receive work assignments, plans work to be performed, and obtains necessary tools, equipment and materials; Completes assignments and paperwork in a timely manner. * Demonstrate knowledge of equipment being serviced and employs service procedures and techniques indicative of first-class work. * Possesses knowledge of safe and efficient operation of all equipment, power and hand tools. Responsible for the care of assigned equipment, tools and uniforms * Responsible for keeping the shop, penthouse equipment rooms, related mechanical areas and common area clean, organized and safe. * Inspects all areas of the building(s) and reports deficiencies as well as suggestions for improvement * Available for various shifts and to occasionally work extended hours, nights, weekends and holidays to ensure adequate building coverage and perform necessary repairs. * Project a positive appearance and attitude at all times. Demonstrate exemplary tenant relations, team spirit and respect of others. * Assist in the monitoring of contractors, inspecting work and generating deficiency lists. * Respond to after-hours emergencies such as fire, flooding, severe weather (eg, snow, and ice removal), power outages and other situations including clean-up activities, if other contracted personnel are not available. * Pursue employee development objectives recommended by Lead Engineer, Chief Engineer or Property Manager. Shift 8:30am - 5:00pm. Requirements and Qualifications needed for the position: * 1+ year(s) experience troubleshooting and repairing HVAC, Plumbing, and electrical systems (certification preferred but not needed) * 2+ years of building maintenance experience * Respond immediately to emergency situations (fire, evacuation, equipment failure, etc.) * Basic computer skills necessary to operate Building Automation Systems * HS diploma/GED required * Strong administrative/paperwork/organizational skills * Follow inspection and service procedures outlined in preventative maintenance and loss control programs * Demonstrate exemplary customer and staff relations while working closely with tenants, vendors and Property Management teams * Pursue employee development objectives recommended by the Chief Engineer, Operations Manager, Lead Engineer and/or Property Manager * Comply with all applicable safety codes, regulations, governmental agency and company directives as they relate to building operations Requirements and Qualifications needed for the position: * 1+ year(s) experience troubleshooting and repairing HVAC, Plumbing, and electrical systems (certification preferred but not needed) * 2+ years of building maintenance experience * Respond immediately to emergency situations (fire, evacuation, equipment failure, etc.) * Basic computer skills necessary to operate Building Automation Systems * HS diploma/GED required * Strong administrative/paperwork/organizational skills * Follow inspection and service procedures outlined in preventative maintenance and loss control programs * Demonstrate exemplary customer and staff relations while working closely with tenants, vendors and Property Management teams * Pursue employee development objectives recommended by the Chief Engineer, Operations Manager, Lead Engineer and/or Property Manager * Comply with all applicable safety codes, regulations, governmental agency and company directives as they relate to building operations
