Responsibilities Oversee and manage the maintenance/engineering staff and continuous operation of all building systems including: fire/life safety, mechanical (HVAC, plumbing, controls) electrical (lighting, UPS, PDU, generators, primary switch gear), lighting and temperature controls systems, critical environments, and light construction A very high percentage of "wrench time" is expected - this is a working supervisory/manager position Identify the maintenance objectives of the facility and incorporate those objectives into a documented plan that includes preventive, predictive and reactive maintenance procedures Identify safety hazards within the building and incorporate the remediation of such hazards to ensure that the building's staff and occupants work in a safe environment Maintain all infrastructure and compliance documentation for the building including up-to-date building drawings as well as documentation mandated for the purpose of maintaining regulatory compliance with Federal, State and Local laws Responsible for keeping records of building rounds and readings, all engineering logs and engineering data sheets, reporting of incidents and accidents to the client and team members Responsible for efficient planning and scheduling of work including but not limited to corrective maintenance, preventative maintenance, and projects. Utilize the CMMS to generate and document work per written procedures Responsible for site safety, including the issuance, inventory and compliance control of Personal Protective Equipment, consistent with OSHA regulations and Team Safety Policies Responsible for ensuring that major projects performed at the building are properly planned, executed and closed out in accordance with standard industry practices Some overtime is to be expected as well as being on-call for after hours and/or weekend work This position has responsibilities at multiple buildings and sites and requires the ability to safely travel between all sites Performs additional job duties as requested Attends safety training and complies with safety policies Act as the single point of contact and the SME (subject matter expert) for all associated properties Essential Functions: Demonstrate technical expertise in HVAC maintenance & troubleshooting and be multi-skilled in other areas (pipe fitting/plumbing, electrical) in order to successfully complete work assignments Frequently work at heights, work in changing environmental temperature extremes, lift move and/or carry heavy objects (up to 50 pounds), perform overhead work often while standing on a ladder and to do all of these duties in a safe manner Regular/predictable attendance and timeliness in order to support the needs of the team and the client Work independently and as a team and serve as a role model for supporting team members Required Knowledge, Skills and Abilities (KSAs): Proficient with Microsoft Office products, mostly Outlook, Word and Excel. Must have the ability to use a computer and smartphone and navigate multiple email accounts Excellent internal and external customer service skills Communicate well with varying levels of staff, contractors/vendors and customers both verbally and in written form The ability to teach others by "doing" Supervisory Responsibilities: Supervise/Manage maintenance staff to include training, mentoring and assisting with personal development. Supervisory/Management responsibilities are shared with the assigned Facility Manager and Senior Operations Manager Qualifications High School Diploma or GED Equivalent required Minimum 10 years of experience in the building maintenance industry with commercial office buildings required; multifamily experience does NOT qualify Certification in the procurement, storage, use, removal and installation of all refrigerants used in the buildings Strong knowledge of mechanical, plumbing electrical systems and hands on abilities Flexibility of work hours as work needs change and ability to work weekends Maintain a professional appearance and attitude at all times Must be highly credible and trustworthy, and operate with high degree of integrity Must hold oneself and others accountable and strive for a high level of excellence Must have a positive, can-do attitude and be able to fuel growth and innovation Must be customer-focused and results-oriented Must want to continuously learn and develop Exceptional oral and written communication and organizational skills Ability to work well in a team establishing good working relationships with others Ability to multitask and prioritize tasks with a strong attention to detail Self-directed and able to work independently, with minimal supervision ONE COMSTOCK, ONE MISSION: Pursue exceptionalism by delivering extraordinary experiences while creating value for all stakeholders as a real estate asset manager, service provider, and investor.
