Job Announcement

Under the direction and supervision of the immediate supervisor and/or the Assistant Director of Operations and Maintenance, manages and coordinate construction or maintenance project management work; plans, monitors, schedules, budgets, the work of consultants and/or construction contractors carrying out construction, renovation or maintenance on various small projects. Completes processes required for bond release and State acceptance and reviews work for compliance with federal, state and county codes. Reviews and inspects work in progress for cost and operational needs; ensures that required field inspections are conducted to verify compliance with Virginia Uniform Statewide Building Code, with the Public Facilities Manual, as well as other Commonwealth laws and regulations relating to construction projects. Develops estimates and verifies invoices for payment; participates in contract administration and negotiations. Maintains project files and documentation; prepares reports, studies and evaluations on contracts, and bid documents. Administers blanket purchase order maintenance and repair contracts. Plans, monitors, schedules and coordinates the work of contractors carrying out renovation, repair or preventive maintenance projects and performs related duties as required.

Note: This position is considered emergency essential. Flexible working schedule is required as well as overtime, call-back and on-call.

Employment Standards

MINIMUM QUALIFICATIONS:
Any combination of education, training and experience equivalent to: graduation from a four-year college or university with a bachelor's degree in civil engineering, landscape architecture, environmental or life sciences, construction management, business administration, facilities management or related; plus one year of experience in construction, building maintenance projects, code enforcement or inspection work.

BRIDGE CLASS EMPLOYMENT STANDARDS:
Five years of increasingly complex supervision, inspection or contract oversight experience in construction, maintenance or a related technical area. This class can serve as a bridge class enabling individuals who do not meet the educational or professional experience standards listed above to qualify for this class by possessing five years of increasingly complex experience in the area of building inspections, trades/maintenance/construction supervision or construction and
maintenance contract over sight or supervision. The purpose of this bridge class is to promote upward mobility within the Fairfax County workforce from the trades supervision, paraprofessional technical, inspection and related fields to professional level project management work.

CERTIFICATES AND LICENSES REQUIRED:
Valid driver's license.

NECESSARY SPECIAL REQUIREMENTS:
The appointee to this position will be required to complete a criminal background check and a driving record check to the satisfaction of the employer.

PREFERRED QUALIFICATIONS:
Five (5) plus years of experience managing projects to include: replacing commercial critical systems and ancillary equipment at government facilities, federal, state or local. Three (3) plus years of contract administration experience. Strong written and verbal skills.

PHYSICAL REQUIREMENTS:
Must be able to access facility equipment and equipment rooms. Must be able to communicate by phone and email. Must be mobile. Ability to climb ladders, access tight spaces, crawl, reach, lift and push up to 25 pounds. Dexterity to use hand tools. Vision to see detailed drawings, construction and discern color. All duties performed with or without reasonable accommodations.
