Manage and develop real estate in the DC metro area for a private equity fund. Job descriptionSunwater Capital is seeking a project and asset manager for its real estate portfolio. Sunwater Capital is a North Bethesda-based private equity fund and asset management firm covering real estate and healthcare. The Project and Asset Manager will be responsible for driving maximum value for Sunwater's stabilized, lease-up, and development stage projects. The project and asset manager will oversee special projects and execute targeted acquisition strategies. Current assets cover commercial, mixed-use, and residential properties and real estate linked financial instruments. Sunwater is looking for a highly motivated individual who thrives in a dynamic, team-based environment with the initiative to work independently. Positive, team-oriented attitude required. Attention to detail a must. Duties and ResponsibilitiesUnderwrite current assets and assist in the development of asset management strategiesManage lease-up and/or ongoing property management of two Class A office buildings in the DMV area (~100K & 200K sq ft)Assist in development and oversight of a large-scale mixed-use development in NOMAAssist in development and oversight of an industrial to dynamic mixed-use transition of Maryland neighborhoodIdentify and underwrite new investment opportunitiesManage real estate financial operationsRequirements5+ Experience managing class A and B office space5+ years development-related experienceAbility to support with common real estate tools - CoStar, Greenstreet, ARGUS, BuildiumStrong quantitative abilities & experience modeling real estate waterfalls and JVsStrong communication and relationship building skillsMust be self-directed, able to work independently, and in a team-oriented environment
