LONGFORD MANAGEMENT | PROPERTY MANAGEMENT ACCOUNTANT Longford Management and its affiliates provide property management services to multi-family, commercial and mixed-use properties, as well as provide repair and maintenance services, capital improvements and rental turnovers to managed properties. The Property Management Accountant is responsible for accurate and timely financial reporting, administering cash receipts and disbursements, and responding to the needs of our clients and other stakeholders. The Property Management Accountant must be able to multitask in a fast-paced environment, have a keen eye for detail and be able to prioritize urgent requests while attending to non-urgent requests, leading all through to completion. The ideal candidate is proactive, organized, ethical and able to effectively communicate with property owners, tenants, vendors and other team members. ROLES + RESPONSIBILITIES: Record and deposit receipts of rent and other paymentsApply late fees for delinquent payments and draft lease violation noticesReview invoices from third-party service providers for accuracy and agreement with contract terms and prepare payments for Controller reviewPrepare bills for repair and maintenance services performed by our in-house techniciansPrepare monthly financial statements for clients, including review of financial transactions, GL classification and budget varianceAssist the Director of Property Management with preparing budgets, calculating operating expense passthrough estimates and reconciling prior year passthrough estimates-to-actual annuallyAssist the Controller with issuing 1099's and preparing reports to send to clients' tax preparers, banks/lenders and government agencies, eg, DC Office of Tax and Revenue Respond to client inquiries regarding cash-flow, income and expense related matters and prepare ad-hoc financial reports as requested Review lease agreements to determine appropriate tenant charges and expense reimbursements, post charges and ensure compliance with lease termsAssist with onboarding new clients and properties into the property management systemMaintain current and accurate client, tenant and vendor recordsContact utility companies to transfer service as neededProfessional and diplomatic communications with clients, tenants, vendors and business partners via phone and emailPerform ad-hoc duties and assist with special projects as needed ESSENTIAL JOB QUALIFICATIONS:Education: Bachelor's Degree or higher in Accounting or Business AdministrationExperience: 3-5 years of general accounting / bookkeeping experience; experience with a property management or real estate development company is a plusStrong written and verbal communication, interpersonal, and customer-service skillsGood organizational, time management, customer service and problem-solving skills and the ability to work accurately and meet deadlines with frequent interruptionsAbility to exercise flexibility, initiative, good judgment and discretionExperience working in a computerized office environment with word processing, database and spreadsheet skills sufficient to prepare correspondence and reports with speed and accuracy, including the willingness to learn and use new computer programs/applicationsExperience with AppFolio is a plusAbility to relate to individuals from diverse ethnic, cultural and socioeconomic backgrounds and to work with them in a fair, supportive and cooperative mannerAbility to communicate in Spanish is a plus
