As a member of the company's Construction team, the Project Manager of Construction's primary responsibility is to manage every aspect of the design, planning, contracting process, construction process, commissioning, and turn-over of all capital construction projects.Projects include but are not limited to Development of green field data centers Redevelopment or upgrade of existing, non-data center properties to state-of-the-art data centers Upgrade existing data center properties to state-of-the-art data centers Expand existing CoreSite data centers either through addition of SF and KW or through an increase in KW density Upgrade existing CoreSite data center efficiency Non-data center construction in support of conventional office tenancy Basic building infrastructure expansion and upgrade Duties Design Collect and coordinate industry standards and internal requirements as described by Sales, Facilities Management (including security and controls), and Operations with particular attention paid to efficiency during both construction and operation. Establish scope, schedule and budget for design process Identify, evaluate, and select design professionals Supervise design process through delivery of construction drawings Participate as a subject matter expert in property selection as required Drive stakeholder involvement Lead Value Engineering pursuits Establish commissioning plan Establish scope schedule and budget for on-site personnel training that will occur after commissioning Planning Manage the entitlement process Supervise all regulatory and permit activities related to the real property associated with the capital project Coordinate with local utilities as required Contracting Process Translate construction drawings into scope and schedule for bid process Coordinate all aspects of bid process Initiate and supervise vendor (suppliers, consultants, designers, contractors, and agents) selection, contract negotiation and awards. Ensure timely issuance of Contracts and purchase orders Finalize project scope, schedule and budget and coordinate with Finance for cash management Construction process Manage all aspects of the project to ensure success Establish and implement methodology for on-site project quality control Lead weekly project meetings and ensure that action items are addressed appropriately and expeditiously Ensure contract compliance Manage all changes, billings, work in place, and payments. Track the delivery, inspection and installation of all Owner Furnished Equipment Validate project safety plans and measures Lead the creation and implementation of Methods of Procedure for critical work Actively manage and report on project schedule and budget Routinely communicate status, progress, and risks throughout the organization Commissioning Drive stakeholder involvement Implement commissioning plan established during design phase Engage and supervise vendors, contractors and agents as required Manage schedule and budget for commissioning Communicate commissioning progress throughout the organization Turn-over Collect, audit, and deliver As-built Documents, Operation and Maintenance Manuals, Warranties, BIM deliverables, and closeout documents to Facilities and archives. Implement training plan established during the design phase Manage schedule and budget for training Communicate training progress throughout the organization RequirementsKnowledge, Skills & Abilities Knowledgeable in design characteristics, installation, and operation of all major infrastructure systems involved in both data center and base building operations Knowledge of large and complex mechanical and electrical systems Experienced in writing, reviewing and implementing complex Methods of Procedure Wide exposure to and experience with industry professionals in design, equipment manufacture, project management and contracting Common sense and the ability to retain composure in occasionally stressful situations. Knowledge of and familiarity with standard commercial design and construction contracts Experienced in cost estimating and budget building in the CSI MasterFormat Knowledge of building operations Excellent communication skills Proficiency with AutoCAD, BlueBeam, Microsoft Project, Excel, Word, PowerPoint, and web hosted programs used in the construction industry The ability to work and communicate with a variety of personalities and cross functional groups. Education/Experience Degree in Construction Management, Engineering or Architecture LEED accreditation preferred Owner's Representative and General Contractor experience preferred Five to ten years project management experience in data center and conventional construction including automated design, scheduling, budget analysis and progress reportingTravel Extensive travel (as required, but up to three weeks per month)Physical Demands The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
