Summary of Primary Job Duties (some might not appy at all properties)Be available after hours for emergency and crisis situations.Be on-call for after-hours maintenance service, when assigned by supervisor/manager.Maintain boiler room, heat, hot water and A/C. Perform maintenance and repairs as needed. Keep clean and organized at all times.Maintain a boiler room report.Maintain inventory control of all supplies and materials and inform Maintenance Supervisor/manager of all parts and supplies that need to be ordered.All maintenance supplies must be ordered online.Maintain property Snow Log.Complete maintenance tickets in a timely fashion and as assigned.Perform electrical maintenance/repairs/replacements on items such as:. Wiring;. Appliances;. Fixtures;. Switches;. Outlets;. Circuits, etc.. Perform most plumbing maintenance/repairs/replacements such as:. Clearing stoppages;. Replace fittings;. Replace plumbing fixtures;. Replace and Repair disposals, ect.. Perform most carpentry repairs/replacements such as:. Carpentry;. Locks;. Doorknobs;. Concrete;. Baseboards;. Sub floors;. Cabinets;. Countertops;. Caulking;. Windows/Glass.. Perform repairs for most air conditioning and heating repairs.. Perform minor painting and drywall repairs.. Refurbish apartments prior to resident occupancy in a timely manner. (punch-out). Perform preventive maintenance on all equipment, (ie, heat, A/C, ect.).. Work closely with contractors and vendors, to remain up to date on all prices, equipment, and services.. Perform semi-annual filter program as assigned.. Maintain trucks, riding mowers and all other grounds equipment.. Maintain shop in a clean and organized manner including inventory of supplies.. Must be able to lift 50 lbs. unassisted.. Must be able to climb a 15 ft. ladder unassisted. Maintain the physical appearance and upkeep of the property.. Make certain snow is removed in a timely manner from parking lot as well as all walk areas. (see snow manual). Assist in apartment check-in and check-out inspections.. Assist in budgeting for maintenance replacements.. When instructed inspect units, buildings, and common areas and perform repairs or janitorial services where needed.. Snake and clean sewer lines as needed.. Read water and gas meters.. Must know the location of all water and gas shut-offs, all apartment and fixture shut-offs and sewer clean-outs.. Make sure all storage areas and entrances are locked and adequate lightning in those areas are maintained.. Conduct emergency fire bell test once a month (if applicable).. Conduct weekly tour of property at night to assure all exterior and building lights are in working order.. Ensure that "proper care" is always maintained when working in residents' apartments. Clean up after themselves and remove all trash related to the job their doing.. Pull emergency call.. Other duties as assigned. Reporting Responsibilities Maintenance Technician reports directly to the Maintenance Supervisor (if applicable) or the Property Manager.
