Marketing Lease all units according to Dreyfuss policies.Show units and screen applicants.Maintain records of rental levels of comparable units in surrounding areas.Answer the phone pleasantly and market the property over the phone.Maintain Maxleases as well as all related marketing forms.Maintain waiting lists for applicants and follow-up.Conduct Market Surveys.Shop competition and know the market. Keep abreast of services, entertainment and opportunities in the surrounding area that may be of interest to residents or be used as marketing tools for prospective residents.Inspect model, lobby and tour routes.Prepare all lease packages.Assist residents with lease signing and move-in orientation.Maintain courteous communication with residents, applicants and representatives of other companies.Monitor daily ads posted through our online posting tool.Post weekly news, reminders, events, photos etc. on all social media outletsPlan and promote community events Lease Verification Verify lease applications and prepare lease package.Run credit/ background checks. Resident Retention. Receive all telephone calls and in person visits. Listen to resident requests, concerns and comments.. Quickly complete maintenance service requests and inform maintenance team. Answer questions for residents about community, repairs, rent, rules, etc. Follow up on a timely basis if unable to respond to residents on all matters.. Ensure all maintenance repairs are handled satisfactorily by contacting residents with completed service requests on a weekly basis.. Maintain open communication with Property Manager and Maintenance Supervisor.. Contribute to cleanliness and curb appeal of the community on a continual basis.. Assist in planning resident functions and participate as host for any functions as directed by the PM.. Enforce policies of the community. Administrative Perform public area inspections, vacate inspections and final inspections.Collect rents, post rents and handle delinquent accounts.Maintain necessary records of all financial transactions of the property.Adhere to all appropriate company accounting directives, including but not limited to:. Use of account numbers;. Audit Rent Roll, Summary, Recap and update changes on Rent Slips; . Cash Reports;. Deposit and Disposition Reports.. Handle all details of move-ins and move-outs, giving special attention to apartment inspections at move-in and move-out.. Ensure that all maintenance requests are handled and that residents are notified if parts must be ordered.. Prepare and maintain completed resident files.. Maintain general office files.. Type letters and memos.. Assist in scheduling of vacant units for refurbishing and occupancy.. Assist in maintenance of work-order system and following purchase order procedures.. Assist in posting notices and notice to pay rent.. Prepare late rent notices and notice to pay rent.. Order office supplies within established budget guidelines.. Maintain inspection forms.. Assist in completing monthly reports.. Assist in adherence to manual of operations.. Work with attorney and property manager regarding legal proceedings.. At direction of property manager, assure daily transmissions as required by policy.. Assist in maintaining all required inventories for project supplies and equipment.. Assist in preparing Daily and Weekly Reports.. Prepare and maintain suit lists and schedule evictions.. Assist in auditing the Rent Roll, Prepaid/Delinquent Report, Vacancy Report and Analysis of Potential Rent ChangeOther duties as assigned by supervisory personnel.
