The VP - Construction / Preconstruction is an executive role spanning the life of a project from inception through construction completion. This position will work on multiple projects simultaneously while managing internal and external resources to achieve overall company and project deadlines / goals. This position will play a leadership role during the Pre-construction phase of a project, helping identify and assess risk, manage expectations around cost, schedule, quality and feasibility through-out all phases of development to ensure the decisions made in concept become reality. This role will also provide strategic leadership, direction, management and the vision necessary during construction to ensure the overall successful delivery of each project. ResponsibilitiesAssist in establishing the overall program for each project & associated budgetAssist in providing Value Engineering throughout the design process to maintain budgetMonitor & enforce design milestones & deliverablesProvide budget reviews and assess completeness to meeting drawings, specs and design intentAssist in soliciting and compiling project costs to be measured against our historical cost databaseProvide constructability reviewsAssist in procurement strategy & GC selectionAssist in negotiation of GC Contract / GMPRepresent Company and our interests on siteProvide program level schedule development & overall project trackingFacilitate and oversee project auditing, insurance compliance and bonding / sub guard programsManage financial control and accountability through project completionReview, verify and negotiate change orders as necessaryCreate and maintain strategic vendor / contractor relationshipsOversee development of site logistics, traffic control plans and all permits required to facilitate constructionManage, mentor and oversee internal Construction Manager(s) / 3rd Party Construction Manager(s)Source and procure 3rd party resources as necessaryAssist in policy and procedure creation and monitoringEnsure construction is in compliance with Company's policies, safety program, procedures and all regulationsHelp to create new guidelines based on lessons learned and best practicesQualificationsBachelor's degreeBetween 10-20+ years of experience in Construction and/or DevelopmentStrong analytical skills with experience in contracts, budgeting and reviewing leasesConscientious, self-directed and entrepreneurial with the ability to work both independently as well as collaboratively with teamsExceptional time management, written and oral communication skillsAbility to manage multiple projects simultaneously and must demonstrate a positive, can-do attitude
