Summary

The incumbent serves as supervisor of Heating, Ventilation, and Air Conditioning (HVAC) section working under the direct supervision of the Maintenance Mechanic Supervisor, Facilities and Engineering Service, Baltimore Division. He/she directs various immediate, recurring and long-range maintenance and repair functions and projects of all HVAC equipment involved in the operation and upkeep of a 700,000 square foot acute care medical facility.

Responsibilities

- Responsible for implementing the management plan(s) of the Maintenance Mechanic Supervisor and the Associate Chief Engineer for Maintenance and Operations at Baltimore, the Chief, Facilities and Engineering Service to provide a professional and efficient level of service to the customer.
- Incumbent shall plan the use of workers, equipment, facilities, and tools on a daily, weekly, monthly, and project-by-project basis as necessary to ensure highest possible efficiency of performance.
- Incumbent shall define type and number of workers for projects and revise work schedules and labor forces as necessary to adapt to changing work circumstances. This included the redirection of labor forces and resources to address on-the-spot work issues that frequently occur.
- Incumbent shall prepare yearly budget request for assigned shop and provide supervisor with staffing and resource estimates of work as necessary.
- Coordinate work with fellow engineering shop supervisors and personnel of various levels in other Medical Center services.

- On a weekly, if not daily, basis inform his/her supervisor of necessary revisions of work schedules and resources that are required and provide recommendations for planning current and future schedules in his/her discipline.
- During emergency outages, the incumbent shall provide an alternative means of heating and air conditioning/refrigeration during repairs of the primary units.
- Works directly with the Environmental Protection Agency and the Maryland Department of the Environment to protect the Department of Veterans Affairs from costly violations of law.
- Responsibility for reviewing and initiating personnel actions and disciplinary actions when necessary.
- Repair walk-in and reach-in refrigerators, domestic refrigerators, deep freeze, soda fountain, morgue refrigerator, blood bank refrigerator, ice machine, water coolers, water towers and connecting pumps, compressed air and vacuum systems, supply and exhaust fans, and any other related operating equipment in conjunction with these items.
- Test cooling water and record in the appropriate log, maintain records in books and data sheets, stock material supplies and perform housekeeping duties.
- Responsible for planning, coordinating and directing a variety of work operations or functions of such scope, volume and complexity to assure performance of assigned maintenance and repair functions.
- Regularly audit the preventive maintenance program and ensure that such work is completed in a timely manner.
- Review blueprints, PM work information, spreadsheets and budgetary information.
- Responsible for ensuring that those employee he/she supervises participate in mandatory training.

Work Schedule: 8am - 4:30pm, Monday through Friday and in emergency situations.

Note: A full year of work is considered to be 35-40 hours of work per week. Part-time experience will be credited on the basis of time actually spent in appropriate activities. Physical Requirements/Working Conditions: Work of the incumbent is accomplished at a desk and in the field. He/she must be able to reach any and/or all places throughout the hospital building structures and grounds, as required to view the area and plan for new work, or advice upon completion of scheduled work. From time to time the incumbent must be able to climb scaffolding, walk, kneel, or crawl.
