Position: Property Manager- Commercial Real EstateLocation: Falls Church, VAIndustry: Real Estate-Equus Capital Partners, Ltd. and BPG Management Company, LP SUMMARYThe primary functions of the Property Manager are to administer all tenant leases, including rent collection, maintain all aspects of the physical property in first class condition in accordance with the operating budget, and provide periodic reporting to the landlord on the properties' physical and financial condition.DUTIES AND RESPONSIBILITIES include the following: (other duties may be assigned)Prepare an annual operating budget for each assigned property in accordance with the format and schedule provided by the company. This includes items of operating income, operating expense, capital expense and debt service.Be familiar with the lease for each tenant and administer the lease accordingly. Enter data into Yardi accounting system, monitor and maintain the same.Ensure that all financial obligations of each tenant are met on a timely basis in accordance with the conditions imposed by each lease, including but not limited to payment of rents, operating expense recoveries, etc.Address the inquiries and concerns of all tenants promptly.Communicate with tenants as to their obligations under their lease and concerning circumstances at each property that affect their safety, comfort and/or enjoyment of the premises.Perform periodic inspections of all areas of each property including all tenant suites.Ensure that all areas of the property are maintained in a safe condition that minimizes any liability of the landlord. This includes inspecting, testing and maintaining all life safety systems (fire alarm, sprinkler system, etc).Conduct the selection of various service providers and material suppliers using approved bidding procedures and administer all contracts with such service providers or material suppliers.Ensure that all areas of the property are maintained in a first class condition and present the proper image of care and aesthetic appeal coincident with similar properties of the same class.Cooperate with any insurance company retained by the landlord whenever required.Ability to orchestrate various capital improvement projects including tenant improvements. This includes all aspects from bidding thru construction administrationFollow-up on completion of all normal operating repairs, replacements or improvements.Coordinate, daily, certain activities of day porter and engineering staff.Maintain property records, files and drawings.Obtain insurance certificates from tenants/contractors and follow-up on expirations/renewals.Maintain lease files for all tenants including leases and lease amendments, correspondence, billing information and tenant fit-out information, drawings and specifications.Review all charges on invoices from contractors/suppliers for the necessary utilities, supplies and services to operate the property and allocate charges to the proper expense category.Collect all real estate tax bills, arrange for payment (coordinating with lender relative to escrow amounts), allocate tax bills properly among properties.Prepare individual Tenant reconciliation of operating expenses, real estate taxes and electric on an annual basis as dictated by Leases. Invoice Tenants accordingly.Follow-up with Tenants relative to rent delinquencies and initiate the necessary steps to collect delinquent rent and other charges.Prepare periodic reports for the landlord on the condition of the property and the status of expenditures and income against the operating budget.Collaborate with asset management and leasing staff in developing programs to market the property on an ongoing basis, while creating value for the landlord.Travel required.EDUCATION AND/OR EXPERIENCE: Bachelor's degree (BA) from a four-year college or university and five to seven years related experience and/or training. RPA or CPM designation is preferred.COMPUTER SKILLS: Must be proficient with various computer software programs such as Yardi (accounting/property management software), Kardin (budgeting software), Nexus (accounts payable system), Microsoft Word, Excel and Outlook in a Windows environment.Other: Employer offers competitive salary, discretionary year-end bonus, 401k match, medical, dental, life and time off benefits.
