SENIOR PROPERTY MANAGERWashington, DC proper.Boutique privately owned Property Management Firm is seeking a bright and motivated candidate to fill a senior role in our organization. You must have at least 5 years of residential property management experience, keen attention to detail, be able to keep track of deadlines, and possess a valid driver's license and reliable transportation. You must be willing to obtain a DC Property Manager's License within the first 2 months of employment if you do not already have one.Position Responsibilities: *Responsible for a portfolio of rental properties and condominium buildings - primarily in Washington, DC proper.*Are direct conduit between our tenants, clients and unit owners and our Company.*Keeping track of, scheduling and leading Condominium Board & Annual meetings - most meetings are held in the evenings.*Assist Condominium Boards with the preparation of annual budgets.*Helps make sure that all invoices for the properties (both rental & condominium) are processed and sent to the appropriate person after the work has been authorized & complete.*Pro-actively take appropriate action against tenants & condo unit owners that are delinquent in their rent/condo fees.*Oversees building maintenance and repairs.*Ensures that the property paperwork is constantly up to date (Basic Business Licenses, Elevator Licenses, Fire Alarm Inspections, etc)*Replies to all communication within one business day (email, text messages, phone calls, Slack messages).*Maintain in an organized manner all property electronic and paper files.*On call for after hour emergencies on average for a seven day period (typically one week on call, two weeks off). Calls are routed through our answering service.*Is or becomes proficient in AppFolio - the property management software our company uses.*Follow all SOPs as defined by our company with respect to property management.*Interfaces with the leasing agents for the rental properties as needed.*Supervises to an extent support staff.*Interfaces with our accounting department and maintenance department.*Other duties as assigned. Compensation and Benefits: *Training (starting) pay rate is $72K annualized.*After successful completion of two (2) month provisional period, position may convert to a salary within the range of $80K - $96K annualized. The more you can successfully manage, the higher your annualized salary can become.*Commission compensation when you bring additional properties into management. We get property management inquires pretty much weekly.*Carefirst Blue Cross Blue Shield Major medical and prescription coverage after successful completion of two (2) month provisional period. Premiums paid 100% by the employer for employee.*Holiday pay, vacation days, sick leave and personal days after two (2) month provisional period.*Simple IRA plan with company matching after one (1) year of full time employment.*Dental plan after two (2) month provisional period.*Vision plan after two (2) month provisional period.*Tickets to a variety of DC sports events based on availability and first come basisInterviews held at our 1015 18th St. NW, Washington, DC location &/or 3210 N St. NW, Washington, DC location.
