COMPANY DESCRIPTION Kenwood Management Company, founded in 1997, is a local owner and manager of a 1.3 million square foot office and industrial portfolio stretching from Baltimore to Dulles Airport. We are headquartered in Bethesda, MD. We are seeking a "Can-Do" professional with 7+ years commercial real estate experience who will be responsible for a 700,000 sf portfolio of office and industrial properties along the I-95 corridor stretching from Capital Heights to White Marsh. OVERALL RESPONSIBILITIES Operations - Responsible for overseeing the day to day management of assigned properties. Key areas of responsibility include customer relations, tenant correspondence, property operations, lease and contract administration, financial management and budgeting. Professional shall be committed to delivering superior customer service. Construction Management - Work with contractors overseeing tenant improvement projects. Read and understand blueprints, seek bids, review requisitions and confirm actual work matched plans.Asset Management - assist owners with lease analysis and modeling, discounted cash flow and IRR calculations, as well as budget projections and long-range planning.Acquisitions - Work with owners to underwrite new acquisitions. Review leases, work with third parties on survey and inspections OPERATIONS Assist with day to day operations of assigned properties.Prepare contract specifications, analyze bids and prepare service contractors for various services, including landscaping, trash removal and exterminating, etc.Oversee contracted services to ensure contract terms are meet and services fulfilled.Seek proposals for projects and prepare bid specifications and manage project.Develop relationships with contractors to obtain best value for services.Monitor and track tenants' and contractors' certificates of insurance to ensure that we maintain current ones on file. Issue letter requests, if necessary.Generate written correspondence to tenantsMonitor and maintain copies of all NNN tenant required HVAC maintenance contractsRegularly and proactively conduct property inspections. Act to ensure that common areas and vacant space are presentable.Coordinate all aspects of tenant move-in and move-out logisticsMaintain and update contractor rules and regulations. Distribute to contractors.Interface with in-house engineering staff.Coordinate various tenant improvement construction projects. Monitor progress and review invoices for accuracy. FINANCIAL/LEASE ADMINPrepare annual budget for assigned properties. Confirm accuracy of rental rates and seek proposals for proposed expense items. Solid knowledge of lease terms, including understanding the difference between NNN and full-service leases.Assist with ensuring that all lease obligations are fulfilled and deadlines are met. Attend management meetings to review monthly financial statements and operations. Be prepared to discuss any significant variances to budget.Review and ensure accuracy of annual tenant operating expense reconciliations. In conjunction with the Controller, address any disputes raised by tenants.Review and approve invoices for assigned projects.Generate excel spreadsheets to compare various lease alternativesAssist owners with acquisition modeling and analysis. CUSTOMER SERVICEExhibit superior customer service skills.Pro-actively meet with tenants regularly to ensure a high level of tenant satisfaction.Assist with addressing and correcting any issues raised by tenants.Follow up with tenants to ensure high satisfaction level. CONSTRUCTION MANAGEMENTWork with Architect on space plansSeek budget estimates from contractorsWork with tenants on plan approvalReview blueprints and ensure that work completed matches original plansApprove vendor invoices ASSET MANAGEMENT Review lease proposals. Compare proposed lease terms to acquisition underwriting. Generate PV calculationsUpdate budget models to project future cash flows and cash management.Assist owners with lease negotiationsWork with leasing agents on to understand market and appropriate comparable QUALIFICATIONS Good writing skills and strong knowledge in Excel and Word software.
