Job DescriptionIconic Builders seeks a creative and driven Commercial Construction Project Manager to work in tandem with our residential and commercial real estate development teams. In this role, the selected candidate will work on important client projects where an attention to detail on projects, budgets, and the building process is paramount. This individual will report directly to the Managing Partner of Field Operations. OPPORTUNITY OVERVIEW:Assist in the overall planning and execution of building and construction projects, including preparation and presentation of project business plans, contract management and the client approval process.Assist with compiling and managing project budget, project cash flow, return on investment, and other financial analysis.Ensure design and construction documents comply with project requirements.Assist Project Manager in review and approval of design and construction contracts, submittals, bid documents, pay applications, change orders, etc.Oversee and coordinate planning and project management for real estate development projects.Attend design and construction project meetings on-site with third party architects and construction contractors.Prepare budgets, schedules, monthly accruals, quarterly variances and change orders to meet project goals.Develop processes to ensure that construction contracts are continually monitored to ensure that each project continues in accordance with the approved plan and that all obligations are met, and project requirements are achieved.Assign third party duties such as construction and design bids for additional work from outside contractors.Assemble and analyzes contract bids and submits bids and recommendations for action.Provide progress and performance reports on a weekly basis.Represent the company to outside contractors, tenants, clients and other third parties. QUALIFICATIONS:Bachelor's degree preferred with a minimum of three (3) years experience in real estate project management, real estate development, project management with commercial real estate projects, property management or general real estate experience.Ability to manage multiple development/construction projects, including planning, design, financial analysis, bidding, supervision of third-party contractors and accounting, project reporting to development, accounting and other departments.Ability to analyze and interpret construction, design and other third-party contracts, operating budgets, leases and related documents.Prior experience developing effective working relationships with vendors, contractors and tenants.Must be organized and task oriented, able to work in a fast-paced, team-oriented environment with multiple deadlines, and adapt readily to changing priorities.Strong oral and written communication skills required.Computer proficiency with Gmail, Microsoft Excel and Microsoft Word.Drive to do whatever it takes to be a member of a fast-moving team focused on client satisfaction.
