The Director of Construction will support the successful growth of Nando's through management of all construction processes. This role is responsible for the build-out of new Nando's restaurants, as well as the management of projects, renovations, and landlord repairs. The Director of Construction will work with other members of the Property Team and with Operations during the site selection and evaluation process and to ensure smooth handoff post-construction. The individual in this role should be highly organized and an effective and proactive problem solver. They will work closely with and learn from senior members of the organization, as well as contribute to the overall culture and growth of Nando's USA by providing direction and expert council across the Property Team and cross-functionally to other departments. As with all members of the Nando's family, the Director of Construction will be expected to wear multiple hats, seek out opportunities to make Nando's and themselves better every day, and in general, be a good team player! The essential functions of this position are mapped out below: CORE RESPONSIBILITIES Construction Project Management Ensure contractor and subcontractor compliance with applicable building and safety codes and regulations Establish, maintain, and drive project schedules and budgets including internal communication and updates to team on all projects, new builds, renovations, and landlord repair work Ensure the coordination and development of approved architectural and engineering construction drawings with respect to budget, schedule, and constructability Ensure all site work is high quality and per drawings/ specs Prioritize and lead key strategic initiatives that will improve build methods, reduce lifecycle costs, and ease maintenance burdens Lead and promote a culture of safe work conditions and hold team to meeting safety standards Complete projects within budget and on schedule Tracks hard and soft cost expenditures against project budgets and contracts Vendor, Budget, and Contract Management Review contracts and ensure that bid documents and contracts encompass the complete scope coverage Manage contractor and subcontractor relationships Review drawing and spec packages to catch and omit repeat mistakes Manage permitting, bidding, and construction admin process, liaising with team as needed Complete budgets and schedules for renovation and sparkle projects Site Selection and Handoff Visit new sites and complete site surveys and budgets for Real Estate, engaging with designers, architects, and engineers as needed, understanding work letter exclusions and TI contributions Oversee and manage procurement of all owner-provided materials for new sites as needed Complete and submit all work needed to secure TI Build a handover toolkit and maintenance schedule/yearly budget plan Hand over new and renovated restaurants to Operations team Work with outside consultants/ vendors and internal facilities team to identify and implement preventative maintenance procedures to extend life of existing and new restaurant materials and systems Hand over new restaurants to Facilities team at 6 months Maintain an ongoing partnership with Operations and Facilities teams to ensure warranty and deficiency work is resolved ADDITIONAL REQUIREMENTS Bachelor's degree, with a preference for Architecture, Construction Management, Civil Engineering, or a related field 7+ years' experience in project management on multiple simultaneous construction administration projects Valid driver's license and clean driving record, with reliable access to transportation Working knowledge of processes and procedures for construction administration, including CPM scheduling, cost reporting, payment application process, and project status reporting Strong knowledge of construction materials, processes, and equipment Ability to read blueprints, structural drawings, and plan sets Strong analytical and problem-solving skills Proven budget and contract management skills Demonstrated ability to manage concurrent projects simultaneously with a results-driven approach Highly developed verbal, written, and presentation communication skills with the ability to communicate with a wide variety of audiences Proven ability to build consensus and reconcile adverse points of view Ability to travel outside the DC metro area up to 50% of working time Ability to commute between multiple sites and the main central support office for 75-100% of the time within a given day
