Department Overview The Workplace Services (WPS) Department manages Pew's integrated facilities management portfolio, a state-of-the-art Conference Center, event and the organizations enterprise wide organizational continuity management program. The department consists of the following core functions: Conference and Event Services (CES) Integrated Facilities Management (IFM) Organizational Continuity Management (OCM) Position Overview The maintenance technician will perform general maintenance, monitor building systems and perform painting and repairs as necessary. Responds to service requests and work orders and completes preventive maintenance tickets. Works on special projects as assigned by manager. Position reports to Manager, IFM, Building Engineering. Responsibilities Performs general building maintenance. Responds to tenant service calls. Performs preventive maintenance on equipment such as filter changes, lubrication, inspection, and adjustment of belts and pulleys, cleaning of boiler and condenser tubes, cooling tower maintenance, and bearing replacement. Regularly checks and records temperature, pressure, water flow, air flow, and chemical readings. Monitors and/or records the operational performance of facility systems such as temperatures, pressures, water flow, air flow, chemical readings and amperages, etc. Performs preventive maintenance tickets. Perform painting and drywall patching as assigned. Replace bulbs and ballasts. Mark installation date and track performance. Performs duties required to correct emergency conditions such as sewer back-ups and water infiltration. Remove snow and ice from the outside of the building. Perform locksmith duties. Perform general labor work as assigned by manager, building engineering. Monitors landscaping, common area and parking garage. Assist with emergency situations as required. Requirements Technical skills in the areas of: basic electrical, plumbing, and HVAC skills. Working knowledge of air, water, and chemical balancing. Knowledge of and understanding of the use of tools needed to perform work on electrical and mechanical systems. Ability to troubleshoot basic mechanical problems. Ability to work within set standards and procedures, be able to receive guidance, supervision, follow work rules, safety and security practices, and meet deadlines. Proven record of providing excellent internal and external customer service. Computer skills (Microsoft Word, Excel, computerized fire alarm system) preferred. Ability to meet work standards and varying work schedules as necessary. Ability to work independently or as part of a team. Ability to communicate effectively. Comply with all applicable codes, regulations, organizational directives as related to building operations and practice safe work habits. Associate's degree required. A combination of satisfactory work experience, certifications, and training may be considered in lieu of an Associate's degree. Minimum of one-year relevant engineering and/or maintenance experience.
