Senior Construction Project Manager
JOB DESCRIPTION Supervise and monitor other project manager's performance as per the direction of the Director of Contracting. Prepare and execute subcontractor contracts, change orders and purchase orders. Review and approve monthly subcontractor and supplier draws per contracts and purchase orders. Review and approve monthly applications for payment, Owner billings and subcontractor requisitions. Attend meetings relative to projects and maintain minutes thereof. Receive, review and make sure plans and specs, addenda, changes, etc. are distributed to all subcontractors. Work together with Superintendent to perform construction scheduling for all phases of a project after incorporating critical path techniques. Communicate the planned means and methods to appropriate parties to ensure understanding of goals and responsibilities. Ensure that the means and methods of construction will maximize production, assure quality, minimize costs and promote safety. Continue updating schedule for duration of project with Superintendent. Be alert to schedule and report conditions which may cause delay. Monitor actual costs and impact on job budget and report budget problems. Report to appropriate personnel deviations in margins, costs to complete (Projections), contingent liabilities or other matters affecting projected margins. Mitigate the effects of deviation to the project budget. Read, understand and ensure compliance with all elements of contracts. Serve as company's authority on the contract between Owner and the company. Ensure acquisition of permits, bonds and insurance through appropriate channels. Monitor the RFI system. Monitor shop drawing submittal process. Document important transactions, agreements, delays or events relating to the contract, ie photos, videos, event log, etc., to ensure company's best interest is served and protected. Work with the team to make sure project closeout is completed in accordance with contract documents and retainer is collected in a timely manner. Price, negotiate and collect for all change orders and extra work. (Major changes may require estimating assistance and executive approval.) Perform or direct the buyout of the project. Solicit, acquire and contact vendors and subcontractors for items not covered in the initial buyout. Develop new business opportunities relative to a client or group of clients. Closely monitor all subcontractor performance in order to ascertain that each subcontractor is in compliance with all provisions and requirements of their contract. Assume responsibility for profit margins and fully manage all financial aspects of the project. Monitor and maintain the minimum profit margin projected at job start. Ensure that quality standards of the contract are included in all subcontracts and other agreements. Vigorously communicate, support and enforce corporate safety effort. Approves time sheets, vacation requests, absence reports, etc. Submits time sheets, vacation requests, absence reports, etc. to Director of Projecting.
