POSITION SUMMARY Assists in the management of the facility infrastructure (800,000 sq. ft.) and building systems in a safe, efficient, and cost-effective manner. This position is expected to supervise and direct others who perform engineering, electrical, HVAC, plumbing, repairs, and maintenance duties in support of the facility under the direction of a Facility Manager or other senior management position. EXPECTED CONTRIBUTIONS * Initiates or responds to work orders, assigns to staff as applicable, follows-up and verifies completion of work * Assist the Chief Engineer in handling requests for service calls, evaluating requests, and dispatching appropriate staff and contractors. Use TMA Maintenance Management System and have a complete working knowledge on creating, closing and tracking work requests * Monitor performance and note deficiencies of service contractors and recommend changes as necessary * Consult with Chief Engineer on maintenance, operation, and repair of HVAC equipment and systems, boiler and machinery, energy systems, roofs, Fire/Life safety, and other building systems * Complete planned and ad-hoc preventive maintenance work assignments as directed by the Chief Engineer which may requiring the coordination of several engineering, mechanical, and maintenance trades * Perform preventive maintenance inspections/repairs as directed and as mandated by local municipalities and building/client requirements on systems such as: fire suppression and sprinkler systems, fire extinguishers, backflow prevention device testing, and, HVAC systems * Assist with monthly or periodic inspections of building systems, ie, HVAC, electrical distribution, structural, vertical transportation, roofs, parapets, gutters and leaders, parking area, drainage, ramps, and approaches, irrigation and Fire/Life Safety, Water treatment, UPS and PDU systems, BAS/BMS, HVAC controls and Plumbing Systems. Assist with preparing detailed report of exceptions and recommend corrective action * Ensure mechanical equipment rooms are kept in a clean and safe condition. Duties include removal of debris, painting of rooms, repair of boiler-related components (valves, pumps, piping etc.), inspection in ground oil storage tanks, inspection/repair of sewage ejection systems * Help to maintain compliance with building regulations and permits (equipment use, Certificate of Occupancy, etc.). As directed, correct violations requiring plumbing repairs. File with appropriate agencies * Develop and maintain the building operation manual and train building personnel * Performs supervisory duties to include hiring, training, work schedules, work assignments and evaluating department staff. * Perform other related duties and responsibilities as assigned by management CANDIDATE PROFILE Key Skills/Requirements: * A First Class Stationary Engineer's Operating License or equivalent is required * A Maryland Universal CFC certification * A Maryland Journeyman HVAC license a plus * Must have BAS/EMS experience, Andover controls and Tracer Summit is a plus * A minimum of 10 years of directly related experience in the operation, installation and maintenance of building systems with in depth technical understanding and knowledge of all HVAC, electrical, plumbing, fire/life safety, and control systems * Working knowledge of all aspects of building systems and operations, contractual maintenance, construction and related services, and local laws and building codes pertaining to building operations and safety * Good communication and organizational skills, ability to analyze and solve problems, capable of functioning well under stress and during emergencies, strong interpersonal and negotiation skills * Proven ability to organize and manage multiple projects simultaneously * Ability to read and understand information presented orally and in writing * Ability to lead engineers, determine priorities, assign and delegate work and responsibility * PC literacy, knowledge of spreadsheet, database, and scheduling programs * Understanding of project management, preventative maintenance, inventory control, supplier systems, environmental/sustainability software and programs is a plus Physical Requirements: * Visually inspect tools, equipment, or machines (eg, to identify defects). * Reach overhead and below the knees, including bending, twisting, pulling, and stooping. * Move, lift, carry, push, pull, and place objects weighing less than 50 pounds without assistance. * Assist with moving, lifting, carrying, and placing of objects weighing in excess of 100 pounds. * Grasp, turn, and manipulate objects of varying size and weight, requiring fine motor skills and hand-eye coordination. * Stand, sit, or walk for an extended period of time or for an entire work shift. * Move up and down stairs and/or service ramps. * Involves movement between departments, floors, and properties to facilitate work * Regularly required to utilize vision abilities, allowing reading of printed material, drawings and schematics Education/Experience: * Four-year degree from an accredited university is preferred. * Graduate of formal mechanical trade school or equivalent experience. * Seven or more years of related work experience. * Supervisory experience is preferred.
