We are seeking an Assistant Chief Engineer at this 534 unit high rise residential property conveniently located in heart of Pentagon City - Aura Pentagon City. The right candidate will partner and assist the Chief Engineer to lead the maintenance team. The will be in charge of planning and implementation of all mechanical operations, maintenance, energy management programs, and employee development programs to company quality standards and property operating objectives. They will lead by example, performing all the duties normally performed by a Maintenance Technician including being on call.


  • Assist Chief Engineer with directing and overseeing all building maintenance and operations
  • Assist in recommending appropriate staffing levels and hire, supervise and coordinate activities of maintenance staff including performance evaluations while assuring compliance to company standards
  • Perform, maintain, and supervise, within the area of responsibility, an effective operation and general maintenance program with accurate, up-to-date records including, but not limited to: HVAC , MEP, electrical and plumbing
  • Assist with training maintenance staff, including but not limited to: building systems, equipment function and purpose, operation and maintenance procedures
  • Maintain current and historical preventive maintenance and repair records on all mechanical equipment
  • Assist Chief Engineer to ensure property compliance with all City, State and Federal OSHA and environmental laws, codes, standards and regulations
  • Provide prompt and courteous response to tenant requests within the guidelines set forth by company
  • Maintain ethical, professional, and courteous relations with contractors and tenants
  • Establish and maintain a cooperative working relationship with the entire operation staff and perform as a team member
  • Follow and maintain all current emergency procedures set forth by company and the assigned property, including but not limited to:
  1. Direct and assist with evacuations, bomb searches and life safety alarms as needed
  2. Assist emergency authorities and response teams in capacity of fire/life safety director
  • Adhere to all company and property policies and procedures
  • Actively participate in required training activities and seminars
  • Oversee the administration of necessary inventory control programs and systems to ensure accurate and timely records of its disposition
  • Assist with providing maintenance staff with correct equipment, tools, and training as appropriate to the property
  • Assist with long-term strategic planning for the property, including long-range forecasting
  • Provide staff leadership, counseling, training and staff scheduling.
  • Participate in the preparation of annual budgets, and overseeing daily account activities
  • Purchase supplies and services required within the area of responsibility and approved budget guidelines
  • Act without approval to ensure that standards are maintained, in the absence of Chief Engineer.
  • Assume additional responsibilities as delegated by Chief Engineer or Property Manager.


  • High school diploma or equivalent
  • Three or more years' experience as a Chief Engineer or equivalent facilities technical trade
  • CFC / R410A Certification
  • Previous supervisory and decision-making skills experience is strongly preferred

  • Ability to efficiently handle and coordinate multiple tasks and project assignments according to budgeted and contractual guidelines
  • Knowledge of split HVAC systems to include understanding of how the system works in addition to the ability to troubleshoot and perform repairs as needed
  • Experience with Yardi Maintenance Manager preferred
  • Read and use all types of testing equipment, analog digital multi-meters, pressure and temperature indicating and recording devices, air flow measuring devices, and leak detection devices
  • Knowledge and proper use of basic hand tools (i.e. socket sets, wrenches, pliers, screwdrivers, saws and hammers, etc.)
  • Understand correct usage of power tools (pneumatic, electric or engine drive), drill motors, saws, grinder, and impact wrenches, etc.
  • Read and understand a variety of instructions, including equipment instruction manuals, furnished in written, oral, or schedule form
  • Read and understand construction drawings, blue prints and wire diagrams
  • Perform mathematical computations related to building operations for problem solving building comfort and operation issues
  • Communicate effectively both verbally and in writing
  • Possess strong computer skills in order to effectively administer and implement changing requirements within the engineering programs
  • Interact with employees, visitors and contractors with poise and diplomacy.
  • Maintain calm demeanor in emergency situations
  • Understand and apply correct usage of all personal safety equipment
  • Strong problem-solving skills

Physical abilities/Working Conditions
  • Must be able to perform work outdoors and indoors
  • Work standing all day
  • Lift 50 lbs. or more
  • Climb up and down stairs and ladders
  • Access remote work areas and confined spaces (i.e., crawl spaces, roofs)
  • Use full range of manual dexterity (i.e., sitting, squatting, bending, kneeling, walking, and lifting)
  • Meet the shift working requirements of the assigned property; shifts may include early mornings, late evenings, weekends and some holidays.
  • Work overtime as business needs deem appropriate
