POSITION SUMMARY: This position leads and manages the strategic vision of Vacation Rentals and its affiliated companies. It is responsible for ensuring optimum performance and continual growth of the business through growth in properties under management, guest and owner retention and acquisitions in targeted markets. This position coordinates, directs, and manages all Vantage employees and operations to achieve profitability and efficiency, property owner and guest satisfaction, while maintaining brand standards, and upholding the Vantage value proposition. Position Goals and Responsibilities:This position develops and brings forward for approval the business strategy and supporting business plans for the Vantage businesses. It establishes goals for both organic and acquisition growth in existing markets and identifies expansion markets for targeted entry as well as targeted acquisition vacation rental managers. This position is responsible for initiating and developing business plans (both annual and multiple year) to accomplish Vantage's overall growth and market dominance objectives. Key elements of the business plans include, but are not limited to:Market analysis, performance and targeted products and/or areas for growthRetained and new property targets for each marketAchievement of wholesale (ie TAN) program objectivesGross rental revenue and occupancy objectives for each property, business developer coordinator and each marketSupport systems and processes to ensure a flawless guest experience and high quality asset management services for property ownersSupporting marketing plans /marketing calendar to drive reservation volume, direct bookings and brand awareness and/or dominanceStabilized market profitability targets consistent with market peers (> 20% EBITDA)Develop, implement and manage effective sales strategies for the enterprise as a whole, properties under development and reservation sales. This includes all aspects from sales personnel, sales training, sales campaign development, technology needs and strategic relationship building to drive growth for the Vantage brand.Develop, implement and manage Vantage and MetaCoastal reporting to effectively manage, monitor and communicate the following:Properties under management goals and progress to achievementGross rental revenue and occupancy goals, including future forecasts and comparisons to prior yearsLead generation and conversion efficiencyMarketing campaigns and related ROIEBITDA forecastsGuest satisfaction and survey reportingProperty owner reporting and retentionEffective and efficient guest issue resolution, as measured through the achievement of the specific SLA assigned, and shared jointly with the Elevate Cleans leadershipMaintain relationships within local community leaders and/or other business leaders to promote Vantage brand; andWorks collaboratively with the Director of Business Development to develop, maintain and expand relationships for onsite rental managementCreate and promote a professionalized culture of integrity, accountability as well as a fun and inviting place for employees and visiting guestsProvide motivation and drive for success for all employees through management of direct reports and frequent communication with all employeesCommunicate all policies and procedures to entire staff. Conduct regular meetings to provide various information including company communications, policy reviews, local property activities, goals, etc.Manage direct reports and indirectly all employees using coaching performance evaluations, performance improvement plans and/or disciplinary documentationEnsure that employee related issues are resolved in a manner consistent with company policies.Direct, lead and/or oversee the building of effective partnerships to promote the Vantage brand through marketing and new business development:Create and maintain effective referral relationships with key real estate brokers in each market;Bring forward ideas for additional brand penetration taking advantage of elements in each market;Join or designate individuals to join Chambers of Commerce or other prominent business leadership organizations in each market to build brand dominance;Develop realistic "out of the box" ideas to set Vantage apart from the typical vacation rental program targeting additional services for property owners and vacationing guests;Work cooperatively with the Chief Marketing Officer to develop and implement a marketing strategy for Vantage to address market presence, property offerings and reservation volume.Oversee, manage and direct the integration of acquired companies to include, at a minimum, the following:Overall marketing strategy, including rebranding, property owner and guest communicationsWebsite management, updates and property offeringsBack office integration (IT equipment and services, phone, office management, vendor payments)System integrations including reservation and property management systemsPersonnel integration, including position descriptions and performance expectations, onboarding and ongoing integration to ensure long-term success.Identify, recruit and hire top talent to successfully drive business goals. Manage performance to promote a culture of excellence and growth:Work with MetaCoastal Human Resources Department, Vantage Manager of Operations and others, as needed, to develop quality position descriptions for each position, including performance measures, key metric reporting and accountabilities to ensure clear communication of position expectations and related qualifications.Establish and maintain qualifications needed through recruiting and hiring process.Establish directly or coordinate the creation of effective onboarding programs for new hires, including a first 90 day planEstablish directly or coordinate the creation of measurements for success at 90 days and 6 months to ensure employee and Vantage success. Key Performance Measures:15% growth in properties under management year over yearStrategic acquisitions at least 1 per yearAchievement of budgeted gross rental revenue and occupancy for properties under managementAchievement of company budgeted EBITDA resultsProperty owner and guest satisfaction through attainment of x% retention and repeat bookings, respectively and through >90% guest satisfaction survey resultsAchievement of cultural cornerstones as measured through employee satisfaction and affiliated company interactions (ie TAN and Elevate) Qualifications:To be considered for this position all candidates must have the following:Bachelor's Degree in Business Management or Business Administration, required; Masters in Business Management/Administration, preferred7-10 years of experience of progressive management or sales experience preferably in the Hospitality and/or Real Estate industryThorough working knowledge of terms and related application of real estate documents, such as property management agreementsDemonstrated experience in building and managing a growing and effective sales organization.Demonstrated ability to create and maintain a positive work environment committed to the highest level of ethics and integrity consistent with applicable regulatory standards and corporate valuesApplicant MUST have the following skills: Demonstrate a passion for excellence, a love for service, and innate grasp to plan, implement, evaluate, and continually improve operations; embraces, demonstrates and lives a continuous improvement mentalitySelf-motivated, highly driven, professionalStrong management background with a proven track record of successEngaging to others with the ability to develop professional relationships with prospective property owners and guestsAcute sense of urgency, with strong time management skillsStrong listening, oral, and written communication skillsAbility to make presentations to potential clientsAbility to prioritize and multi-taskThe ideal candidate will be an experienced professional business leader demonstrating self-confidence, a strong work ethic and the highest integrity.
