    Does all aspects of the Accounts Receivable process, including legal filings for late rents.Works with Property Manager in the achievement of Property’s Income and Expense goals; working to increase rent potential and profitability of the property.Assists with the preparation of annual property expense and capital improvement budget under the direction of the Property Manager Assists in managing property to achieve expense and income levels based on monthly, quarterly, and annual budget goals. Alerts Property Manager in advance of any problems which might cause variance to budget and/or prevent completion of budgeted events as planned. Regularly review financial reports.Motivate operation of the office staff and maintenance personnel to achieve corporate and community goals.Oversee, approve and/or prepare all lease related including annual rent increases and lease renewal processes and paper work in an accurate and timely manner. Ensure all documents are correctly completed prior to resident move-in. Maintain the curb appeal and maintenance of the property as well as a high standard of customer service and resident/tenant retention.Audit and maintain resident accounts and filesEnsure compliance of the property (Fair Housing, Licensing, City Codes, Safety, etc.)Perform routine property inspections to assure that property is maintained at all times in a manner consistent with Polinger Company policies.Forecast and plan for market conditionsMaintain a stable and conducive work environment for all staffMaintain a professional and courteous attitude to all residents, property staff, vendors and the public
    Prior supervisory experience preferred.3+ Years Property Management experienceExcellent organizational skills; ability to prioritize tasks, multitask, delegateAbility to conduct oneself in a professional manner and to effectively communicate with all levels of management, owners, vendors and community staff.

    Ability to efficiently handle and coordinate multiple tasks and project assignmentsCommunicate effectively both verbally and in writing. Maintain calm demeanor in emergency situations

    Prolonged walking and standing
