The George Mason University, Office of the Senior Vice President is looking for an enthusiastic and energetic person for a Director of Strategic Real Estate Initiatives position. This position reports to the Senior Vice President for Administration and Finance and supports Masons enterprise-wide real estate objectives and strategies. The incumbent leads real estate acquisition efforts to meet facility needs that are unmet through owned assets on Masons campuses. The incumbent works in conjunction with the Provost, Vice President of Research, the Vice President of Facilities and Associate Vice President, Business Services to deliver these assets and works with local and regional economic development professionals throughout the region. The position also oversees lease management activities and property management for active university leases.

Key responsibilities/duties include but not limited to:

  • The development of an overall real estate strategic plan for each of the Universitys campuses;
  • Lead all real estate activities related to the Universitys Amazon-related expansion at the Arlington campus, as well as all other major projects that arise on any other University campus. Participate on the Universitys Amazon project team. Work closely with the VP Research and VP Facilities to determine space requirements in support of programmatic requirements. Lead development of acquisition strategies and physical solutions that provide for that program. Develop financing strategies and seek potential partners to create an executable project that meets the academic and research needs identified. Coordinate with Arlington County officials. Manage third-party and joint venture development efforts resulting from the project;
  • Lead all coordination efforts with off-campus private developments affecting the University;
  • Coordinate and leverage relationships with academic units with particular attention paid to the George Mason University Center for Real Estate Entrepreneurship;
  • Negotiate on-campus outleases - typically for retail entities - in support of on-campus needs;
  • Oversee property management and lease management handled by staff in the Universitys Business Services office, to include oversight of payments, timely lease renewal, and resolution of tenant complaints;
  • Responsible for the due diligence work on acquisitions, leases, and potential gifts of real estate, including comparable pricing research, risk analysis, ownership information, and asset valuation;
  • Responsible for preparation of financial analysis of the existing real estate portfolio and potential acquisitions. Financial analysis will include preparation of detailed real estate pro-formas, net present value and internal rate of return analyses, valuations, and capital and occupancy cost budgets;
  • Prepares lease proposals and reviews legal documents, coordinates with the Office of General Counsel on lease matters, and interacts with brokers, agents, attorneys, and other parties associated with lease enforcement issues. Follow Commonwealth laws and policies regarding all real estate activities;
  • Responsible for the creation of management and board level real estate and financial documents related to current and past transactions. These documents may include term sheets, letters of intent, and requests for proposals;
  • Keeps internal stakeholders and senior administration officials informed through concise project summaries and presentations. At the conclusion of transactions, a clear historical record for contract or lease maintenance is created, including lease abstracts, critical date memos, and a roadmap to complete and organized records and files;
  • Maintains network with regional real estate professionals; and
  • Participates in NAIOP Northern Virginia and DC activities.

    Required Qualifications:
  • Must have at least five years of experience working in real estate professional services, preferably in real estate development, acquisition, finance, or a related field and a desire to work in a corporate real estate role with an appreciation for diverse mission objectives;
  • Must have at least a Masters Degree in a related field. Examples may include: Real Estate, Architecture Engineering, Construction, MBA, and Law;
  • Strong financial and analytical skills required as well as experience with leases and other legal documents, and demonstrated experience negotiating business deals;
  • Knowledge of architecture, engineering and construction methods, standards and industry best practices;
  • Ability to review, analyze and summarize financial information and pro-formas prepared by negotiating partners, consultants, and appraisers;
  • Knowledge of real estate fundamentals, valuation methods, and the Northern Virginia market;
  • Ability to juggle multiple tasks, adhere to project deadlines, perform duties with poise under pressure, interact professionally with clients, exercise sound judgment, and manage time effectively;
  • Ability to communicate effectively and interact with a diverse group of professionals. Displays exceptional professionalism and an emerging executive presence;
  • Excellent organizational, problem-solving and record-keeping skills and an affinity for detail-oriented work; and
  • Ability to coordinate the efforts of project teams, develop scopes of work, lead meetings, and ensure tasks are completed on time.
