What You Will Be Doing of Construction will report directly to the and of Development and will be responsible for working with our Development Managers, third-party General Contractors and outside consultants on QA/QC and providing managerial oversite of the day-to-day construction schedule across our construction pipeline from ground breaking to turn over to our property management team. Our anticipated pipeline consists of delivering approximately five (5) new ground up developments per with an average construction duration of approximately 18 months. The ideal candidate for this position would need to have an extensive knowledge of how a basic construction site works, as well as a general understanding of the real estate industry. The candidate will also help write up contracts, put together designs, and work directly with clients to ensure projects meet their expectations. Specific responsibilities of this position include: General Development: -Manage and oversee activities of the Development Managers -Manage relationships of other internal and 3rd parties involved in the development (ie Core Management, Lenders, Investors, Attorneys, Architects, Designers, Engineers, Contractors) -Provide Senior Leadership over the Construction of the Development -Ensure all project specific programmatic objectives are met Investment Analysis and Pro Forma Underwriting -Budget Analysis (Hard Costs)Assist with development of overall Development Schedule Pre-Construction: -Assist with the development of the Construction Budget -Assist with General Contractor procurement -Assist in developing prequalified bidders list, review qualifications, solicit bids and award contracts -Assist with negotiation of project GMPs -Responsible for review of design drawings as they progress for cost, feasibility and completeness, as well as assist with management of the design process (and changes) and provide value engineering options Construction Management: -Responsible for the review and approval of construction Change Order Requests, onsite change orders and pay requests -Responsible for on-site inspections and testing monitoring quality, timeliness and completeness -Responsible to provide technical and procedural construction direction to mall operation managers, tenant coordination, and subordinates -Review and process for payment monthly pay requests for % complete, lien waivers, etc. -Ensure all construction is performed per design plans, specifications, GGP design criteria and building codes Obtain all required construction permits and Certificate of Occupancy Turnover: -Ensure a smooth transition from Construction to Management/Operations at completion -Assist Development manager with warranty and punch list work following project delivery -Close-out of project with Contractor Corporate: -Assist with management of resources and staffing Other task or duties as assigned by the COO and of Development What You Need for this Position More Than 5 of experience and knowledge of: -Bachelors degree in Construction, Engineering, Construction Management or related design field -10 experience in management of construction projects, preferably in residential mixed-use -Excellent interpersonal, written and oral communication skills -Excellent project management and organizational skills including proficiency with Excel and Project
