Develop guidelines for building operations for Corporate office and other sites defined by management Candidate must accept accountability, ownership for buildings and provide 24x7, 365 days per year and on-call support Plans, designs and oversees the reconfiguration, maintenance, and alteration of equipment, machinery, buildings, structures, and other facilities Gathers and reviews data concerning facility or equipment specifications, company or government restrictions, required completion date, and construction feasibility Inspects or directs the inspection of construction and installation progress to ensure conformance to established drawings, specifications, code compliance and schedules Provide day to day instruction, tasking, and provide project management oversight for the external contractor that do various building activities. Oversee the maintenance/preventive maintenance required to keep the building in good order including but not limited to repairing central plant equipment, HVAC systems, irrigation, electrical and plumbing systems Coordinate the development of and/or maintain as-built drawings Maintain high aesthetics during maintenance projects Perform quality control checks to ensure equipment is safe, effective, reliable and efficient Develop, maintain and make available facility-specific equipment reports/schedules, budget reports, safety guidelines and ensure all procedures, manuals and guidelines for all facility tasks are available and updated to comply with local building codes and best practices Accurately document work performed on tickets and/or work orders with on time completion and response Modify and adopt service level agreements and standards Best practice benchmarks Implement and manage preventative and predictive maintenance programs for building infrastructure leveraging best practices, system tools and vendor expertise Implement and manage green energy programs to drive efficiencies and savings Coordinate with customer base and partners such as IT, Security and EH&S Develop and maintain operating and capital budget Identify, procure, and manage resources needed to maintain building systems Maintain skills and knowledge to industry standards and facility needs Respond to all emergency situations and customer concerns quickly and professionally, timelines to be identified in SOPs Implement and administer inventory control programs; purchase parts and supplies May entail phone and/or physical presence at the facility for equipment failure or other disasters. This includes, but is not limited to equipment and power failures, loss of contracted services, storms or severe weather, and schedule conflicts Establish on-call rotation for the engineering team Ability to provide root cause analysis and report next steps/actions to address issue to include problem resolution to prevent the problem from recurring Maintain a presence on-site with engineering team during weather events at the Corporate office Ensure all EHS safety practices are followed during all aspects of work 14 years of experience with Bachelors in Science; 12 Years with Masters; 9 Years with PhD Experience with Facilities project management and construction management with the ability to read and understand building plans Experience in facilities infrastructure management and oversight of multiple, simultaneous facilities projects. Experience in developing and reviewing project statements of work and coordinating with stakeholders and architectural-engineering firms Experience using National Electrical Code, OSHA and International Building Code Lead a team and ensure results Use tools like Microsoft Outlook, Excel, and PowerPoint. Experience working with tradesmen. Lift up to 50lbs Work in a variety of physical conditions. Tolerate occasional exposure to a variety of weather conditions. Do work safely while on a ladder Bend, kneel, crouch Required to regularly sit, stand, reach with hands and arms, talk, and hear Must be able to walk frequently on flat terrain Communicate effectively in English, using proper grammar and vocabulary Reach with hands and arms and use hands and fingers to handle objects and operate tools, computers, and/or controls.
