Edgewood Management is looking to hire a Maintenance Supervisor in Newport News, VA! The Ideal candidate has Extensive experience with REAC inspections, residential property management maintenance & repair, and at least 2 years of supervisory experience. This position requires coordinating, supervising, and sometimes assisting in all installation, maintenance and repair work performed by maintenance employees in the general upkeep of buildings, grounds, and equipment. To be successful, you will have to have outstanding customer service, strong interpersonal and organizational skills as well as the ability to handle multiple priorities to include training maintenance staff. The Maintenance Supervisor reports to the Community Manager.RESPONSIBILITIES: Ensure service requests are completed in a timely manner. Provide training to other team members as needed. Manage/Assist in completing make-readies. Manage/Assist in painting and shampooing of vacant units. Manage/Assist in maintaining grounds and pools. Manage service requests and maintenance issues that arise Own your own tools. Carry company issued mobile device when "on call" periodically. Walk the property and report any liability problems immediately. Must be able to lift 75 pounds. Lifting belt required. QUALIFICATIONS: Knowledge of general maintenance to assist in repairing or maintaining all plumbing, electrical, HVAC, appliance, carpentry, and painting needs at the community. Deadline and detail-oriented Ability to handle physical workload Supervision Troubleshooting Technical Understanding Equipment Maintenance Teamwork Job knowledge This position requires managing and/or assisting all installations, maintenance and repair work, the general upkeep of buildings, grounds, and equipment. The ideal candidate will have outstanding customer service, strong interpersonal and organizational skills as well as the ability to handle multiple priorities. 2+ years of Residential Property Management Maintenance & Repair experience in a Supervisory role - A MUST At lease 5 years Residential Property Management Maintenance technician experience. Must have ability to think independently Reliable transportation - A MUST Strong electrical/ plumbing/ drywall & painting skills Communicate effectively in person & in writing Ability to multiple task CFC Universal certification, required May be required to work overtime, work outside, travel, be on-call or be available for emergency situations including weekends and holidays. Good oral, written and interpersonal communication skills. Attention to detail and good mathematics skill. Ability to work with others and foster an environment of team work. Manual dexterity and coordination needed to operate hand and power tools and equipment. Must be able to lift 50 pounds without assistance and a physical examination will be required. May be required to have a valid driver's license and a good driving record. Two to three years' experience as a residential property management maintenance technician and at least Eighteen months of education and training beyond high school level in general Maintenance repair, HVAC certification or closely related technical area to ensure the ability to recognize electrical, plumbing, and mechanical malfunctions or equipment failure. PHYSICAL DEMANDS/WORKING CONDITIONS/HAZARDSLight/heavy lifting, carrying materials, operating light/heavy equipment, moving of equipment. Ability to work in all types of weather. Occasional hazards with materials in the grounds trade, including chemicals. Must be able to frequently walk the apartment community.
