PROJECT SUPERINTENDENT JOB DESCRIPTION SUMMARY To perform the physical tasks required to complete a project. Is responsible for the successful on-site management of multiple jobs. Establishes, performs and documents the successful implementation of a project(s) with EQR project manager(s) and owners representative(s). COMMUNICATIONS Directly reports to Vice President of Operations. Indirectly reports to Production Manager for job assignments, time off requests, and HR related issues. Works in concert with Project Manager to ensure that the projects primary objectives are achieved through open communication of: Contract Requirements, Project Performance (Budget- Financial and Resources, Contract- Time and Maintenance of Scope, Owner Relationship). Maintains ethnical sensitivity and personal integrity. Achieves high field production rates through self-motivation. REQUIREMENTS Valid driver license (not provisional) and reliable form of transportation to remote sites. Have the ability to safely operate large on-road vehicles with trailer. Meet DOT physical requirements, Pass EQR's driving test. The ability to perform required pre/post trip inspections. Have the ability to operate all on site equipment, complete equipment check lists, or to ensure check lists are completed by crew. Must demonstrate the ability to follow verbal and written instructions, Ability to operate layout equipment, Read, understand, and implement project documents (both internal and external). Must have and display the ability to lead and develop personnel to complete an assigned task(s). Must have the ability manage multiple tasks as necessary. Must have the ability to communicate human resource information to production manager and crew members in an appropriate and timely manner. ESSENTIAL FUNCTIONS Prepares and follows a plan of action to complete project requirements, including scheduling of material, and equipment deliveries and proper personnel required. Carries out specific tasks per project requirements and to achieve project goals. Ensures that all responsibilities are conducted in a prudent and ethical manner. Directs the completion of task within given time frames. Instills a Sense of Urgency with field personnel for timely job completion. Turns in to the Project Manager required paperwork timely. Ensures the Safety and Quality of the Job. Will be required to work long hours in order to meet scheduled deadlines [before/after normal 8-hour workday and weekends. Responsible for following and implementing company policies and procedures. Have the ability to operate company vehicles, small hand tools and equipment in a safe and proper manner. Maintains positive verbal and written communication with owner representatives. Prepares or reviews accurate daily job logs in a timely fashion. To direct and ensure work is built to specification and documented in redlines. Including subcontractors. Ensures the maintenance of construction photo log. Know and understand contract documents. Direct and ensure work is built to specification and documented in redlines. To include the work of subcontractors. Understand contract Measurement and Payment, identify items outside original project scope prior to the need to complete. Identify owner caused project delays. Understand and follows sequence of construction. Attend project Meetings, including but not limited to preconstruction, progress etc. Schedule internal project review prior to substantial completion meeting with owner. Orders materials from approved source of supply and identifies necessary changes or additions. Responsible for maintenance of traffic. Confirm Miss. Utility mark out and identify potential conflicts. Request remark and revisions to ticket if required. Document existing conditions of utilities present. Ensuring proper excavations procedures followed (ie test pitting). Complete and/or confirm erosion and sediment controls are in place and are functioning as designed. Including daily checks and corrections are documented. Alert appropriate people when failures occur. Conduct safety meetings, inspections/compliance, and documentation. Certificates and trainings obtained for typical areas of work
