As the leading firm in the country which specializes entirely in senior level construction employment, we have cultivated long-term relationships with many of the industry's leading companies enabling us access to the top companies throughout the continental US We currently have a great assignment for an Interior Superintendent to support our client, a well-established commercial building contractor located in the Northern Virginia area. Our client is seeking an Interior Superintendent with experience overseeing commercial high-end interior renovation and tenant fit out projects. Job Responsibilities Interior Superintendent will be responsible for supervising commercial construction projects on fast track schedules to include medium to large scale high-end interior renovations and tenant build-outs and base building work such as new structures including Class A office buildings of medium scale. Interior Superintendent is directly responsible for managing and directing flow of work, communicating priorities of project to subcontractors and field staff, adhering to safety standards, managing punch list and closeout process, coordinating with project team regarding changed conditions and maintaining daily field documents of all activities and site conditions, to include: Schedule / coordinate all trade work and deliveries to the site and ensure construction is performed in accordance with quality standards, contract requirements and schedule Initiate Request for Information (RFI) forms, forward to appropriate team members and maintain RFI log Schedule and monitor / attend all inspections and tests and notify building Owner's Representative and Building Engineer of all inspections in writing Review and update schedule with Project Manager weekly and prepare a two-week look-ahead schedule for the client that details upcoming activities and their impact on the project site Conduct weekly subcontractor meetings to review safety issues, schedule and contract compliance and cleanliness of project site Review submittals for coordination with the trades, site conditions, compliance with contract documents and local building codes Issue purchase orders for materials as required, ie carpentry materials, appliances, toilet accessories, dumpsters and additional duties in accordance with the project budget Maintain up-to-date project documentation such as job site compliance log, daily job report, as-built drawings, material delivery report, inspection log, project photos and time sheets Ensure cleanliness and safety of project site at all times Maintain organized site office Notify subcontractors of failure to perform verbally and in writing and copy project team Verify accuracy of all material deliveries to be used on the project prior to the scheduled installation time and follow-up with trades on material order confirmations and anticipated delivery dates Notify project team immediately of any conflicts in the drawings and impact of proposed changes to the scope of work Track changes in the work, document on as-built drawings and implement changes among subcontractors in coordination with the project team Coordinate off-hours work and security requirements with subcontractors, building management and project team and notify all parties in writing Complete close-out as required including: Schedule and monitor subcontractor completion of all punch-list work Ensure all inspections and occupancy permits are completed Turn over permit drawings, keys and related items to owner Procure customer sign-off of punch-list from the client Turn over as-built drawings, inspection documents and customer sign-off sheet to project Represent the company at all times in a manner that supports the firm's mission statement and is consistent with its core business values When directed, support preconstruction and estimating efforts Develop project schedules by researching material and equipment lead times and coordinating subcontractor scheduling requirements Participate in formal presentations to owners, A/E's, CM's, etc., and assist in developing presentation material When directed, evaluate bid proposals, issue job scopes and negotiate and awards sub-contract agreements and material purchase orders Conduct pre-construction inspection and attend meetings with client and the design team prior to the start of pre-construction activities on the site Supervise project change orders in compliance with company policies and procedures and in full compliance with all contract documents Develop and propose solutions to problems encountered during all phases of the construction process and communicate to build positive relationships with the client and the project team Assist business development and marketing in market development and opportunity identification Actively participate in industry associations and industry-sponsored events Job Requirements Specific qualifications for the Interior Superintendent role include: Minimum of five years of experience in a supervisory capacity in commercial construction, or an Associate's degree or two years of technical studies in a related field with no less than two years of experience as a superintendent in commercial construction Utilization of a computer is essential to performing the duties of this position and must be thoroughly familiar with Microsoft Office Suite including Word, Excel and Microsoft Project scheduling software Must possess excellent communication and leadership skills and be highly organized and service-oriented Must be able to work independently with limited supervision and manage multiple tasks and meet critical deadlines on a routine basis Must be detail-oriented, assertive, persuasive and results-oriented and special skills include proficiency in working closely with people of diverse
