45906105 Posted: January 4, 2019 Position Title: Senior Project Manager, Construction Company Name: Total Wine & More Entry Level: No Job Function: Other KEY RESPONSIBILITIES Manages new store and remodel construction within assigned territory, including the architect of record for plan preparations and coordinating with the Landlord's representatives as required for all matters related to approvals and delivery of possession. Plans all project work, including developing scope documents, bidding projects and creating a bid summary, contract administration, scheduling and holding/attending pre-design and pre-construction meetings, construction project management, including creating project schedules and phasing plans for remodels, and managing construction budgets and the change order process. Coordinates with all internal and external resources involved in the development of new stores and remodeling of existing stores to ensure project goals are met. Reports on and manages deficient or non-compliant work and directs corrective measures. Reviews progress, determines potential problems or time delays and make recommendations to keep projects on track and within budget. Creates, manages, and maintains vendor performance scorecards to measure and track results and makes recommendations for future work. Manages quality control of construction projects, performs punch list with developer and general contractor, and resolves all punch list issues. Manages inspections for Certificate of Occupancy to open and other permitting, as required. Responsible for ensuring stores are built and/or remodeled in accordance with the construction documents and within the guidelines of the company prototype plans and specifications. Responsible for acting as construction representative for the prototype design. Participates in all prototype design meetings and act as an advisor to construction costs and methods to ensure they adhere to industry standards. Assists in communication and tracking of all updates and bulletins as the prototype progresses. Responsible for cost estimates of the current prototype design as well as building estimates for ongoing special internal projects. Responsible for the training, onboarding and management of assigned 3rd party project management firms. Assist the Vice President in project assignments, tracking project progress through closeout, and ensure adherence to company policies and procedures. Rate and manage scorecard results and provide feedback as needed to provide best in class customer service. Assist the Vice President as needed to manage workload assignments, roll-out updates and remodel planning. Responsible for ensuring contractor compliance and adherence to the same. Responsible for creating and managing the budgets and schedules for each project. Responsible for reviewing legitimacy and accuracy of change orders. Responsible for working with the Store Design Project Manager to create remodel phasing plans to analyze and schedule workflow during the remodel. JOB REQUIREMENTS Minimum Experience, Skills and Education: 4 Year Architectural or Engineering degree or a degree in Construction Management or equivalent combinations of technical training. Minimum of 10 years experience in commercial building construction as a Project Manager, Site Superintendent or equivalent for a General Contractor, retailer, or developer. Must have work experience in retail store construction and experience in multi-project, simultaneous multi-site construction. Successful collaboration and management of cross functional teams. Proven project management skills. Must be able to read and interpret construction documents, building plans, change orders, construction contracts, lien waivers. Retail remodel project management is required. Prior experience or technical aptitude for architectural design and project management soft ware Experience or technical aptitude for 3-D architectural design software ie AutoCAD, Sketch-Up, Adobe Illustrator and Photoshop are a plus. Ability to plan and manage projects with tight and shifting timelines. Ability to communicate effectively in fast paced environment, with multiple styles. Must be proficient in Microsoft Office, Excel and project planning software.
