  • Analysis and preparation of monthly/quarterly financial statements including all supporting schedules on cash and accrual basis
  • Annual Budget preparations and quarterly reforecasts
  • Abstract and input all rental obligations and all other important lease information related to assigned commercial portfolio
  • Review recovery clauses, set up recovery pools, calculate actual recovery expenses for each commercial tenant and review caps, base years, and non-standard exclusions
  • Complete understanding and the ability to setup Gross-ups for commercial properties
  • Analyze and prepare commercial tenant operating and real estate tax escalations for assigned properties’ monthly payment and annual true-up
  • Track, maintain, and communicate all expirations, option exercise dates, and other critical information to the assigned property manager
  • Manage, analyze and audit tenant accounts to ensure they are billed correctly each month for all rental and additional charges per their lease and investigate and resolve all discrepancies
  • Work with accounting and property management teams to identify rent payments, proper application of payments against open charges; ensure that all rent payments are properly deposited
  • Coordinate processing of one-time or manual commercial tenant charges
  • Process monthly late fees for commercial tenants
  • Ensure that all required commercial tenant documents are current, accurate and complete
  • Communicate with commercial tenants and property managers on lease related aspects; perform research and prepare account reconciliations as needed
  • Analyze and prepare depreciation/amortization of fixed assets on a monthly/quarterly schedules
  • In conjunction with Property Management present formal revenue and expense variance explanations on a monthly/annual basis
  • Income analysis and projections
  • Based on schedules of third party/lender requirements, perform analysis and develop financial reports
  • Work with the Accounting, Property Management and Asset Management teams to provide support and to obtain necessary information for the completion of financial statements
  • Provide audit assistance and prepare supporting schedules
Monthly bank reconciliations for operating and investment accounts

  • Bachelor’s degree in finance/accounting, economics, or business (and additional three years of professional accounting experience may be substituted for the degree requirement)
  • Minimum 5 years work experience in property management field
  • Complete knowledge of:
      Accrual accountingFinancial statements and monthly/quarterly reportsPreparation of annual budgets and quarterly budget reforecastingCost analysis, projections and trackingIncome analysis and projectionsCommercial lease admin, including CAM and R/E tax reconciliations, and Gross-up’sBank reconciliations Debt compliance

Knowledge of Yardi/MRI/Excel a plus

Excellent communication skills required.  Ability to deal with difficult situations with courtesy and tact.
