CONSTRUCTION CODES INSPECTOR (BUILDING)
Arlington County's Department of Community Planning, Housing and Development (CPHD) is seeking a Building Inspector to join their IAS-accredited, award-winning Inspection Services Division. The Inspection Services Division is responsible for working with Arlington citizens and developers to build and maintain property throughout the County. The employee ensures that all phases of building construction are done in conformance with codes, ordinances, and approved plans and specifications. Inspectors in this position use personal computers and/or mobile devices to record the results and status of inspections, as well as to prepare letters and written notices of violation. Once hired, the employee will receive training on materials, methodology, and code requirements for residential and commercial high-rise inspections.
Duties/Responsibilities include, but are not limited to:
- Performing inspections at various stages of residential and commercial construction in compliance with statewide building codes, including issuing notices of violation, and identifying and recommending solutions;
- Communicating with contractors, developers, builders, and homeowners to explain applicable codes and legal requirements;
- Reviewing and interpreting construction plans and blueprints;
- Maintaining knowledge of and researching applicable State, County, and local codes, and applying that knowledge; and
- Performing damage assessments.
The successful candidate in this position is familiar with State, County, and/or local building codes and has excellent communication skills. You thrive in a fast-paced environment and are able to work with a wide variety of people to identify and resolve problems.
Minimum Qualifications: High School Diploma, GED, or equivalent, plus:
Building Inspector I: three years of experience in trade specialty area or in general building construction and/or codes inspection or enforcement, or closely related field.
Building Inspector II: three years of experience in trade specialty area or general building construction with one year of experience in construction codes inspection or enforcement or closely related field, and certification as a Commercial and Residential Inspector in trade specialty.
Building Inspector III: three years of experience in trade specialty area or general building construction experience with two years of experience in construction codes inspection or enforcement, or closely related field; PLUS certification as a Residential Inspector and Commercial Inspector in trade specialty; and certification as a Combination Residential Inspector.
Apprenticeship and/or trade school training related to specialty area may substitute for up to one (1) year of general experience on a year-for-year basis.
The employee must obtain State certifications as a residential and commercial Building Inspector within the 12-month probationary period. Selected inspectors will receive cross training in all areas of code enforcement and may be responsible for providing technical direction in their specialty to other inspectors.
The employee must progress through the Construction Codes Inspector series to Construction Codes Inspector III within three years of hire, completing all of the required training modules and passing the required examinations to become certified as a Combination Residential Inspector and Commercial Inspector in trade specialty (Building).
A standard County background check will be made on all candidates. Additional background checks may be necessary prior to admittance to secure federal facilities.
The applicant must possess, or obtain by the time of employment, a valid motor vehicle operator's license from the applicant's place of residence and the applicant must provide a copy of or allow Arlington County to obtain a copy of the applicant's official state/district driving record. Any offer of employment may be contingent upon a favorable review of the applicant's driving record.
Building Inspector positions may be filled at level I, II, or III based on candidate's experience and qualifications.
The salary range for Building Inspector I is $46,300.80 - $70,699.20.
The salary range for Building Inspector II is $53,560.00 - $81,806.40.
The salary range for Building Inspector III is $57,262.40 - $87,505.60.
Positions require climbing ladders and going into trenches, walking up stairways, accessing small spaces and spending several hours a day standing and/or walking. Substantial time is spent outdoors or in buildings under construction/renovation in all types of weather conditions.
Normal work hours are 7:00 a.m. to 3:30 p.m. Monday through Friday. Occasionally, inspections are scheduled outside of normal work hours. Inspectors normally start and end the work day in the office and are required to participate in meetings and task groups.
