Maintenance Supervisor - Montgomery County, Maryland

We currently have a great opportunity for an experienced and motivated Maintenance Supervisor for one of our managed communities in Wheaton, Maryland. As the Maintenance Supervisor you will oversee all maintenance needs; preventive and daily maintenance efforts with the highest level of professionalism.
Establish working relationships with residents and respond to their maintenance requests, using work tickets to track calls.
General grounds and interior maintenance, including walking the interior and exterior of the property. This includes shoveling snow and spreading ice melt.
Check all mechanical and electrical equipment, valves, and other components to assure the building has continuous plumbing, heat or air conditioning, power domestic and hot water.
Must be able to maintain, operate and troubleshoot boilers and chillers. This would include preventative maintenance, control setting and assisting with complex repairs.
Maintain building lighting, including bulb and ballast replacements, which may involve the use of extension ladders.
Correct emergency conditions such as flooding, sewer backup, elevator malfunctions and equipment malfunctions. This includes problem resolution and cleanup during and after corrective action has been taken.
Supervise daily contracted services, including cleaning and porter operations.
Manage and coordinate the turnover process when apartments become vacant.
Maintain building files and records relevant to building operations and tenants. Maintain equipment inventory, maintenance and service records, and building specification manuals and blueprints.
Assistance with moving or removal of furniture, file cabinets, boxes, equipment, and other duties as assigned.
- Supervise team of Maintenance Techs and related positions, and act at all times as an Avison Young “manager of excellence"
Education and Work Experience:
High School diploma or GED. Valid driver’s license with acceptable driving record. Five + years of maintenance experience. CFC Certification required.
Knowledge, Skills and Abilities:
Experienced with plant based boilers and chillers
General handyman experience
Strong problem solving and analytical skills
Strong time management and organizational skills
- Ability to work with all levels of employees, tenants and vendors
Schedule: This is a full time, non-exempt position. The schedule will require 40 hours per week, including rotating on call shifts. This schedule is subject to change based on business needs.
Physical Demands and Work Environment: Requires ordinary ambulatory skills sufficient to visit other locations, and the ability to lift and manipulate weights of 75 - 100 pounds. Work is performed both indoors and outdoors.
