Vice President - Development
Vice President - Development is a very experienced commercial real estate professional. The position requires direct experience with the full range of commercial office and/or multifamily development activities. What you'll do: * Represent Skanska USA Commercial Development ("CDUS") and act as a role model and leader, both internally and externally, in accordance with the values, ethical guidelines and management systems of Skanska; * Work with a passionate and synergistic local team. Support the EVP and the team to establish and execute a joint vision and strategy for the successful acquisition and execution of development projects; * Provide daily support to the EVP in leading and managing the region's projects and activities; * Have the capacity and leadership skills to manage and develop direct reports in multiple projects such as Director/Manager/Associate; * Full profit and loss responsibility for several projects from acquisition to completion and disposition of the asset; * Currently possess, manage and develop an extensive network of contacts within the local real estate market to achieve success in the CDUS business strategy; * Lead and manage, with the EVP, the regions pursuits, assessing acquisitions of development sites and properties; * To significantly contribute to the strategic development of regional investment and divestment strategies; * Act as an independent dealmaker, which means possess the knowledge, skill, desire, and ability to source, underwrite, secure and close all phases of a property transaction; * Provide leadership and direction of financial underwriting and due diligence through the closing of development opportunities and sites; * Represent CDUS as the leading project representative for several projects simultaneously with external parties including consultants, civic and governmental authorities and public stakeholders; * Set up and manage project teams from conceptual design through project execution, including but not limited to governmental entitlements, design, permitting, pre-construction and construction activities, operations and disposition; * Manage and develop internal resources connected to the project such as Director / Manager - Development and/or Development Associate/Assistant; * Coordinate with the internal and external leasing resources, as well as representatives from the local broker community; * Oversight and management of lease negotiation process, coordinating with internal leasing resources; * Provide support to the EVP in his/her in execution of operational and strategic decisions on the local market in line with CDUS business plan and the local market vision/strategy; * Collaborate with other Skanska business units in the local market, looking for synergistic opportunities to work together; * Engage and collaborate with other CDUS regional teams to leverage the performance of the business unit; * Identify and offer observed best practises to other CDUS regions from successes learned; * Be prepared to mentor Directors and Managers from other regions within CDUS., * Entrepreneurial capabilities with support from Manager - Development and/or Development Associate/Assistant; * Documented experience in the commercial investment and development process including: * Extensive experience in entitlements and construction management preferred. * Land acquisition and sourcing * Feasibility studies * Entitlements, title, survey, planning and zoning * Project Valuation and Finance * Divestment * Management and oversight of the design construction and leasing process * Participation and support of leasing, marketing, and public relations efforts * Strong knowledge of cost control, real estate funding and project reporting. * Good connections in the local commercial real estate market including investor and broker community. * Knowledge of sustainable building concepts (eg ILFI.org, LEED(R) etc.) * Passionate about Commercial Office, Multifamily, and Mixed-Use Development; * Extensive experience in Commercial Office, Multifamily and Mixed-Use projects; * Ability to lead multiple project teams; * Extensive network of contacts in the DC real estate community; * Ability to drive leasing efforts on major commercial projects; * Strong financial and analytical acumen; * Well-developed social, project leadership and cooperation skills; * A "Solution Oriented Deal Making" mind-set (Discuss terminology); * Strong communication, listening, and negotiation skills, * Bachelor's Degree, minimum, MBA or Master's Degree in related fields preferred 10+ years of relevant real estate experience. Other Education or certificate in real estate LEED or other green building certifications preferred.
