Job Description Construction Superintendent KANE Construction - Gaithersburg, MD and Baltimore, MD KANE Construction is an established General Contractor operating with leadership, experience and integrity since 1997. KANE Superintendents are responsible for the management of on-site construction operations. Our superintendents direct, supervise and manage subcontractors and other construction related personnel. You will be involved with our team in the planning, coordination and execution of the project so that the work is completed in a safe and high-quality manner while meeting budget and schedule objectives. A successful candidate should have at least five (5) years of commercial construction experience as a Superintendent. Tenant interior experience is important. Candidates living outside the Washington DC or Baltimore, MD areas will not be considered. Qualifications: Commercial interiors renovation experience is required. Five+ years of experience as a Superintendent in commercial construction. Proficient with personal computer based scheduling software, and specifically spreadsheet applications. Demonstrated mastery of skills in these areas: managing site activity, labor relations, anticipating and resolving field related issues, establishing and enforcing site schedule requirements, managing site safety and insurance risks, interpersonal skills, and ability to communicate both written and oral, and leadership. Proven staff training abilities on technical issues as well as company policies, processes and quality. Essential Duties and Responsibilities: (Other duties may be assigned) Plan and review the project work with the Project Manager. Provide input on job-site logistics, organization, plant layout, equipment and manpower utilization. Schedule and expedite the delivery of materials and equipment for their timely on-site arrival. Coordinate, direct, and monitor the activities of subcontractors and suppliers. Ensure that the subcontractors obtain, all necessary permits for temporary and construction purposes. Coordinate the works on site with the activities of inspection agencies as necessary. Enforce the Company's safety program in accordance with the company's best practice policies, local, state, and federal laws. Maintain existing business relationships with Owners, Architect/Engineers, Construction Managers and Subcontractors as necessary to ensure future business opportunities. Work with the project scheduler to develop the initial schedule and evaluate and update monthly, schedules as required to ensure that construction activities progress according to schedule. Work with the Project Manager during procurement to review and provide feedback on subcontractor's scope of work. Develop a complete understanding of subcontractor's contractual scope of work to avoid unnecessary change orders. Ensure all subcontractors are working with the latest set of documents and supplemental information. Communicate with Architect, Owner and/or Construction Manager on construction issues, attend Owner's meetings on a regularly scheduled basis. Review drawings and specifications for conflicts, constructability or clarification needs. Provide project oversight anticipating and avoiding potential issues that can negatively impact schedule and budget. Implement and enforce the Company's quality control program to achieve quality workmanship in accordance with project requirements. Prepare for and lead on-site construction meetings with all subcontractors in preparation for the start of each feature of work. Monitor the submittal and request for information processes, to ensure project requirements are met. Track permits and manage inspection process for all required agencies and permit types (Building, Trade, Use and Occupancy, etc.) as required. Manage project closeout to include required inspections, commissioning and completion of the punch list. Manage and control budget for general conditions and labor costs on the site. Maintain “as-built” documents throughout the duration of the project. Mentor and train project team members to support their growth and development within the Company.
