The Alexandria Redevelopment and Housing Authority was established to provide safe, sanitary and affordable housing to low and moderate-income individuals in the Alexandria community. The successful candidate will support the development team that is responsible for planning, underwriting and overseeing our real estate redevelopment projects. In addition, the successful candidate will work on a portfolio of projects and help manage the projects from concept to commissioning. The successful candidate will also be responsible for, but not limited to: Assisting with evaluating and underwriting development projects. Performing market research, due diligence, and initial concept site feasibility analysis. Reviewing and analyzing legal documents, financial reports, and operating plans as part of the due diligence process. Assisting with preparation of 4% and 9% LIHTC applications and all associated ancillary documents for the processing of any equity financing. Review and update pro forma financials for large scale residential projects and create pro forma financials in MS Excel. Assist with obtaining development (zoning) and site plan approvals and building permits from local municipalities. Assist with transaction closings. Develop and coordinate schedules for the planning and execution of land acquisition, relocation, demolition, development, rehabilitation, construction, and disposition in the administration of the agency's development activities. Monitor and communicate project or program status to all stakeholders. Troubleshoot projects/programs or project phases that are not meeting targets. Collaborate with staff (if applicable) in the resolution of problems. Ensure executive management awareness of any major project issues or problems. Assist with the update of the project information on the website by coordinating materials with the staff person responsible for the site. The successful candidate must have a Bachelor's degree in Business, Finance, Real Estate, Urban Planning or related field required. 1-3 years of experience in related field required. Preference will be given to applicants with project management experience. In addition, the successful candidate should have, but not be limited to: Strong organizational and time management skills. Demonstrated financial/analytical ability. Knowledge of construction management practices. Thorough knowledge of project management practices. Ability to read and interpret blueprints/shop drawings.
