Full Time Leasing Consultant A Leasing Consultant is needed for a Class-A Apartment Community in Howard County Laurel, Md. Primary duties includes professionally welcoming prospects and presenting the features and benefits of the community. 36-40 hours per week. Other basic duties/responsibilities of this position are as follows: Completes guest card information on all prospects, sends thank-you notes and performs follow-up using Lead 2 Lease software as a primary tracking tool. Greets and determines needs and preferences of prospective residents, qualifies applicants, professionally presents community conducting tours of the property while communicating features and benefits of living there. Completes all lease applications, assists with application verification and notifies prospective residents of results. Type's miscellaneous resident notices/letters as needed. Completes all lease paperwork including related addenda and accepts rents and deposits at the time of move in. Answers incoming phone calls regularly and handles each call accordingly, whether it is a prospect call, existing resident, service request, etc. Responsible for final pre move-in walk-through of rented apartment to ensure good quality preparation of turnover prior to new resident occupancy. May need to assist with move-outs, move-ins, and vacancies inspections. Inventories office supplies on periodic basis. Reports needs to Assistant Property Manager. Organizes and files appropriate reports, leases and paperwork regularly. Assists Property Manager and Assistant Manager in preparation of daily and weekly reports, resident communications, move-out inventory, market surveys, etc. Maintains awareness of local market conditions and trends. Contributes ideas to the Property Manager for marketing property and for improving resident satisfaction and Curb Appeal. Reports any service needs to maintenance staff. All other duties as assigned Minimum/Preferred skill requirements: Must be able to apply principals of logical thinking to a variety of practical situations and accurately follow standardized procedure that may occasionally call for minor deviations. Must have good leasing and closing skills. Solid Written and Verbal Communication skills. Ability to work in a fast passed environment as part of a team. Outgoing personality with a willingness to follow up aggressively on prospective residents. Must have basic computer and Microsoft programs knowledge. Type at least 30wpm. Preferred that individual have access to a vehicle while on shift to conduct property tours and inspections. High School Graduate.
