Company overview:Affordable housing laid the foundation of Related Companies and we continue to place a high priority on developing, acquiring and preserving housing for this sector. In fact, over 60% of our 50,000+ residential apartment homes under our management are part of one or more affordable housing programs, and an additional 20% of these homes provide workforce housing. In the area of acquisitions and refinancing, we pursue properties that meet one of the following criteria: Section 8 properties with project-based contracts; Section 236 properties in need of rehabilitation; Section 42 LIHTC properties with expiring low-income restrictions; Section 515 FmHA properties with loans that can be prepaid; or other assisted properties, including HODAG, HOME, federal or state-financed public housing. Many of the buildings we encounter are in need of substantial upgrading and preservation in order to continue to properly fulfill the needs of their tenants. Given our 42 years of experience in debt and equity financing - as well as our extensive management of government-assisted properties - we are well positioned to buy out existing owners who lack the resources and experience to recapitalize and, therefore, wish to exit the affordable housing arena. In addition, with our extensive development experience, we bring the knowhow to expertly rehabilitate the units, thus assuring the continued viability of these projects for years to come.Your role with the company:Related Management has a rare opportunity for a hard-working, dynamic Regional Manager/Operations Manager. The new hire would be a key member of Related's Affordable East portfolio. This candidate must be a professional with a proven history of results, including asset preservation, budget performance, industry compliance, and effective communication and leadership skills. The ideal candidate would be a detail oriented individual accustomed to working on a deadline driven schedule. A person in this position must have the ability to function autonomously while working in conjunction with coworkers located in other areas of the country. Time will be spent in the Gaithersburg, MD office, in addition to, onsite at various properties needing attention. An ability to handle concurrent projects across different portfolios is key for success in this role. Key Role Skill Set:With this unique opportunity you can expect your responsibilities each day to fluctuate, but here are some of the tasks and knowledge you will be exposed to:Complete oversight of all real estate property management functions including managing the day-to-day administrative and maintenance operationsCreating and implementing leasing and marketing plans, resident relations, budget preparation and financial reporting, and monitoring compliance with Section 8, 236, and LIHTC laws.Assist at time with some site accounts payable and accounts receivable functions.Ensures that all resident complaints are handled expeditiously, diplomatically and professionally.Supervises the appropriate building security measures, incident documentation, lease violation reports and proper notification of management, owner and/or insurance carriers where necessary.Develops, implements, and assures continued implementation of preventive maintenance programs; coordinates with and is responsive to the Regional Facilities Manager, if applicable.
