This is an exciting new position that will fill a highly visible role on the Choice Hotels Cambria Real Estate Investing & Asset Management ( REIAM ) team. Summary The analyst will be involved in all phases of the real estate life cycle: capital structuring, underwriting, internal approvals, documentation, deployment, development, asset management, capital recycling, and workouts. They will gather, compile, and present economic, market and demographic data for potential target markets and build complex financial models to demonstrate the viability of potential opportunities. The analyst will perform quantitative and qualitative analyses to determine the viability of potential corporate real estate investments, primarily to support the growth of Cambria Hotels, communicating findings to key stakeholders and the Choice management team. This individual will also assist with asset management of the Cambria Hotel properties in which Choice has made a capital investment; this will include assisting in the oversight of hotels that are both under development and open. Along with excellent written and verbal communication, the Analyst must display excellent interpersonal and analytical skills that foster strong interaction with management and external clients. Description of Responsibilities Model hotel development projects and acquisitions in Argus and Excel to drive potential investments by Choice in support of Cambria hotels & suites unit growth expansion. Perform financial and market analysis to support underwriting assumptions. Effectively communicate recommendations based on analyses to key stakeholders including investment memoranda and pitch deck production. Monitor specific goals for deployed capital to produce greatest return on investment. Goals include pre-determined minimum return, expected duration, and utilization in securing new franchise agreements. Support asset management initiatives. Assist in tracking development milestones for hotels under construction and milestones for operating hotels as it relates to capital events. Provides financial analyses, including key metric review and variance analysis, to help increase hotel profitability and improve capital recycling efforts. Respond quickly and professionally to inquiries from sales directors, clients, and key internal stakeholders. Handles all assignments expeditiously, with a rigor to detail and follow up. Collaborate with and supports other departments on cross-functional initiatives, including evaluating potential M&A opportunities that involve the acquisition of real estate. Desired Experience Bachelor's degree in Finance, Accounting, Real Estate, or Hospitality preferred. 1-3+ years of experience in real estate investing and/or asset management. Lodging industry/hospitality investment experience a plus. Experience creating hotel P&L projections, discounted cash flow valuations, return analyses and debt valuations in Excel and Argus Experience producing investment committee memoranda and pitch decks Understanding of promote/waterfall structures, debt amortization, and sensitivity tables Experience analyzing Smith Travel Research data and macro/local economic trends and lodging performance Excellent oral and written communication skills, including the ability to succinctly and clearly explain complex information Demonstrated analytical skills. Proven ability to present analyses to key stakeholders and senior management. Resourceful, with the ability to find or develop answers to questions starting with incomplete information and/or limited direction Curious and thoughtful in approach to problem solving Detail oriented and able to work independently while prioritizing multiple complex projects. Progress towards a CFA a plus.
