Leasing Consultant (LIHTC)
Job Description SUMMARY This position's primary purposes are to (1) market and lease apartment units and (2) maintain compliance with regulatory requirements of the Low Income Housing Tax Credit (LIHTC) affordable housing program while assisting in the daily operation of the property. LEASING DUTIES AND RESPONSIBILITIES Must be able to consistently maintain a professional demeanor and provide quality customer service to applicants and residents. Must be a reliable team player. Effectively persuade individuals to lease an apartment unit. Generate new marketing and outreach ideas in a competitive marketplace. Implement and follow-up with property marketing and outreach programs. Prepare monthly leasing analysis of competitive properties. Coordinate management office activities and vendor work schedules. Assist with the planning and organization of all resident activities. Must demonstrate the ability to resolve resident issues. Must be able to clearly convey thoughts and ideas in both written and oral formats. Assist with the rent collection process. Adhere to CRCPM Policies and Procedures. Adhere to all Fair Housing regulations. LIHTC COMPLIANCE DUTIES AND RESPONSIBILITIES Verify and Test eligibility, income and asset verification of tenant files for LIHTC affordable housing program for all Move-Ins, Interims and Annual Recertifications. Ensure all applicable housing program forms are properly completed, filed and submitted to applicable tax credit monitoring agency. QUALIFICATIONS To be successful in this position an individual must be able to perform each essential duty satisfactorily. EDUCATION AND/OR EXPERIENCE Must possess knowledge (2+ years) of Tax Credit affordable housing programs. Highly organized with strong attention to detail and proven ability to multi-task in a fast-paced management office environment. Demonstrated ability to read and interpret complex documents, such as regulatory agreements and compliance regulations, tenant files, etc. Demonstrated ability to work as an effective member of a team and in a collaborative manner with staff, peers, and supervisor. LANGUAGE SKILLS Must have ability to communicate clearly both verbally and in writing and provide customer assistance and answer questions on compliance issues. Must have ability to write routine reports and correspondence. COMPUTER SKILLS Intermediate to advanced experience with MS Word, Excel, and Internet Explore and Google Chrome Knowledge of MRI, Boston Post, Nexus, Real Page-One Site and Yardi preferred Experience with state reporting websites.
