Our property management team provides our tenants with a quality home environment to ensure they feel part of the Sage family. We are currently seeking a Director of Marketing and Performance to create and execute the marketing and sales strategies for our leasing and new home construction communities. This position reports to the President and will oversee and mentor a growing sales team. The right candidate will be a highly motivated, results-driven individual, with an outstanding personality and a history of marketing success in property leasing and sales. To the qualified candidate, we offer: A competitive salary, commensurate with experience Medical, dental and vision plans Short term disability Basic life insurance 401K Duties and Responsibilities: Create the overall marketing and sales strategy including brand identity for both the property management and new home construction divisions. Establish sales team processes and management support systems. Increase portfolio performance through process and system improvements, targeting prospective customers, training and mentoring employees, and building and maintaining customer relationships. Determine performance metrics and provide timely reporting. Establish and monitor sales goals across the portfolio using weekly reviews of data analysis including occupancy, competitor surveys, and market condition variables. Identify and manage traditional and non-traditional sales and leasing platforms including various lead management systems, ILSs, association/ organization partnerships, and applicable events. Prepare and manage marketing and sales budgets. Enhance the organization's online presence to increase visibility for multiple target audiences, promote the brand, and maximize sales and profits. Regularly inspect physical property conditions and assist in developing and executing corrective action plans. Assess and manage onsite team sales performance. Identify, analyze and act on industry trends and opportunities. Qualifications: Bachelor's degree in Marketing, or comparable experience. 5+ years of sales and marketing management experience in multi-family real estate and/or new home sales. Proficient in leasing, lead tracking, and CRM software. Strong history of exceptional work performance. Mastery of setting and achieving goals. Excellent written and verbal communication skills including strong e-mail etiquette. High level of professionalism, with an energetic and responsive nature.
