Edgewood Management is looking to hire a Maintenance Technician in Capitol Heights, MD! POSITION SUMMARY The maintenance technician is responsible for all aspect of the maintenance field to include, but not limited to, removing trash and debris from the property daily, trouble shoot and repair appliances, HVAC systems, repair leaks, complete drywall repairs, be knowledgeable in electrical, plumbing, carpentry, turning units and ensuring they are ready for occupancy. The Ideal candidate is CFC certified, has a good understanding of HUD REAC inspection standards, can handle most of the property's work in-house as per owner expectations, at least 3 to 5 years of residential property management maintenance & repair, and must have keen attention to detail. RESPONSIBILITY Complete service requests in a timely manner. Complete make-readies. Painting and shampooing of vacant units. Maintaining grounds and pools. Own your own tools. Carry company issued mobile device when "on call" periodically. Walk the property and report any liability problems immediately. Perform any and all duties called upon by supervisors to ensure that the property operates in an efficient and economic manner. QUALIFICATION Two years working knowledge of HVAC and Certification Basic knowledge of general repair, maintenance, plumbing, electrical, appliance, carpentry, and painting for residential property management gained through formal education and on-the-job training Skill in maintaining and repairing security hardware. Good oral, written and interpersonal communication skills. Attention to detail and good mathematics skills. Ability to work with others and foster an environment of team work. Manual dexterity and coordination needed to operate hand and power tools and equipment. Must be able to lift 50 pounds without assistance. May be required to have a valid driver's license and a good driving record. EDUCATION/EXPERIENCE High School diploma or equivalent. Two to three years' experience as a residential property management maintenance technician and at least Eighteen months of education and training beyond high school level in general Maintenance repair, HVAC certification and closely related technical area to ensure the ability to recognize electrical, plumbing, and mechanical malfunctions or equipment failure. PHYSICAL DEMANDS/WORKING CONDITIONS/HAZARDS Light/heavy lifting, carrying materials, operating light/heavy equipment, moving of equipment. Ability to work in all types of weather. Occasional hazards with materials in the grounds trade, including chemicals. Must be able to frequently walk the apartment community.
