Project Manager for Building Science / Envelope CTI Consultants, Inc., a full-service engineering consulting firm serving the Mid-Atlantic region since 1984, is seeking a Project Manager for our Building Science Group in the Metro DC area. Job Summary The Project Manager is responsible for a combination of individual technical task execution as well as managerial oversight of building envelope consulting and enclosure commissioning (BECx) on both new construction and renovation projects including pre-design, design phase, construction phase, testing, and post-construction phase activities. The Project Manager is responsible for direct project and client interaction, relationship deepening/enhancement, occasional small group public speaking, and self-representation or leading teams in project interviews. The position will include managerial oversight and review of work product deliverables. This position includes both office and field responsibilities. Local and regional travel based on project requirements Responsibilities Acts as direct client liaison and point technical lead for mid-to-large size building enclosure consulting and commissioning (BECx) services on both new construction and major renovation projects including the following: Pre-design and design phase consultation, reviews, and meetings. Pre-construction phase QC checklists, shop drawing/submittal reviews, and meetings. Construction phase QA, reporting, and meetings. On-site mock-up and field performance testing and reporting. Perform as-built building enclosure site condition assessments and reporting. Establish project objectives, policies, procedures and performance standards within boundaries of company policy and contract scope. Initiate and maintain continual communication with clients and project team members to facilitate project activities and develop business relationships. Provide overall project coordination including planning, scheduling, and execution. Able to self-perform consulting services, on-site quality assurance observations and field performance testing, as needed. Lead and manage team members in performing lower-level consulting phase activities, on-site field QA observations and reporting, and field performance testing services on small and mid-size projects. Prepare and submit accurate and concise reports, including review on the Project Manager's respective projects. Reports to Department Manager regarding work progress, costs, and scheduling. Skills, Education, and Experience Bachelor of Science in Engineering, Architectural Engineering, or a Bachelor of Arts in Architecture or Construction Management. PE, Registered Architect, Registered Roof Consultant or similar enclosure designation is a plus Minimum of seven (7) years of direct building envelope consulting and/or enclosure commissioning (BECx) expertise is required. A thorough understanding and working knowledge of commercial building envelope system materials, design and installation methods for the following: low and steep slope roofing, air and weather barriers, opaque wall flashing systems, vapor and condensation control, thermal control layers, exterior wall cladding systems and veneers, curtain walls, storefronts and fenestrations, hot and cold applied horizontal and vertical waterproofing systems, sealants, and coatings. Experience and good understanding of building enclosure field performance testing. Examples include ASTM E779/1827 for Whole Building Airtightness Testing, E1186/C1060 for infrared thermography, and E783/E1105 for curtain wall, storefront, or fenestration air and water testing. Highly organized with the ability to work independently, successfully navigate changing priorities, and strict deadlines. Communicate effectively and build rapport with clients, co-workers, and subcontractors in a timely manner. Ability to build client loyalty by having a total-service approach to the job. Work under pressure with minimum supervision while maintaining excellent quality standards. Team player who understands and exhibits the values of leadership.
