The Commercial Maintenance Technician provides professional, cost efficient maintenance support for the property.  This position does not have supervisor responsibilities.

Primary Responsibilities*

  • Assist all maintenance staff as required.
  • Assist or perform mechanical, electrical, and plumbing tasks as needed.
  • Handle tenant service requests within the timetable prescribed by a Property Manager.
  • Repair building fixtures including lights, locks, windows, doors, walls, floors, gutters and drains.
  • Repair or replace defective equipment parts, using hand tools and power tools, and reassemble equipment.
  • Perform routine preventive maintenance to ensure that building systems operate efficiently and that the physical condition of the building does not deteriorate.
  • Change light bulbs on all properties as needed.
  • Maintain curb appeal and inspect grounds, parking lots, and buildings and pick up litter and debris as needed.
  • Assist in building opening and inspection procedures daily.
  • Clean and maintain all mechanical rooms, shops, storage areas, etc. in a neat and organized manner.
  • Assist with snow removal on properties when necessary.
  • Assist with emergency maintenance work after hours as needed.
  • Perform any other duties requested by supervisor/manager or other staff members.
  • Excellent attendance is required to perform the essential functions of this position.

Required Education and Experience

  • High school diploma or GED
  • Two years previous experience


  • Experience with commercial properties
