Construction Manager - Retail Multi Site
Job DescriptionWe are seeking a Project Manager to join our Retail Site Development group. The successful candidate will have 10 years Construction Management experience in the retail and commercial Land Development industry and 5+ years Supervisory experience. Working knowledge of the Retail and Commercial Land Development Industry as well as an understanding of Construction Documents, Building Codes, Zoning Codes, Accessibility Guidelines, and Construction Requirements. Position Description:Engage and manage consultants for the preparation of Existing Conditions, Preliminary Design, Schematic Design, and Construction Drawings and Documents, including specifications, throughout the project life cycle.Ability to perform Zoning Ordinance and Building Code analyses and apply the provisions of these items as they affect compliance depicted within the Construction Documents.Engage and manage consultants to develop Entitlement Strategy and implement through actions including but not limited to formal applications, meetings with staff, coordination with stake holders and Land Use Attorney, as well as presentation at hearings and planning boards. Ability to perform construction management duties including but not limited to bidding, vendor coordination, budget management, General Contractor schedule management, and construction close out.Manage project deliverables and reporting for the Client.Set and maintain construction and soft cost budgets throughout the lifecycle of a project including periodic financial reporting to ClientSet and maintain project schedule to encompass all required activities including but not limited to Real Estate Acquisition or Leasing, Due Diligence, Entitlements, Design, Permitting, Bidding, Construction, and Project Close out.Supervise the administration, planning, operations, and work of assigned consultants and subcontractors, independent contractors and ensures meeting of defined deliverable dates. Review and approve payment of vendor and subcontractor invoices.Prepare reviews and/or approve various reports, forms, correspondence, e-mail messages, logs, budget documents, and group goals and objectives. Ensure quality and completeness of documentation.Communicate activities with team members, as needed.As needed, attend field site visits for candidate and engineering viability.Possibly identify outside vendors and coordinate contractual requirements.Track and monitor progress on all open transactions.Other duties or special projects as assigned. Experience Requirements:10 years Construction Management experience in the retail and commercial Land Development industry.5+ years Supervisory experience.Knowledge of retail and commercial Land Development industry.Knowledge of construction document preparation including storm water management and site utility design.Knowledge of building codes, handicap accessibility guidelines, and zoning ordinance requirements.Experience and application of PM processes and financial managementBasic understanding and application of contract commercial termsAbility to work independently or with othersExcellent oral and written communications skills as well as problem solving and conflict resolution skills.Ability to interface with clients and drive resultsAbility to provide quality audits for project and site specific documentationAbility to provide effective negotiationsAbility to comprehend legal documents such as, but not limited to, legal descriptions, surveys, ground leases, easements, deeds, land purchase contracts, mortgages, title policies, subordination, and CAD drawingsProficiency in AutoCAD, Microsoft Excel, Word, and Outlook. Experience with Revit a plus.Demonstrated project execution skillsStrong supervisory skillsClient interface skills Educational Requirements:Requires minimum 4 year degree in Construction Management, Architecture or Civil Engineering (equivalent experience will be considered).Registration Requirements:Registered Architect, Professional Engineer or PMP preferred but not required.
