Building Maintenance Engineer The engineer shall be responsible for working directly with the property and engineering management in implementing and maintaining the energy management, preventive maintenance, quality standards, operation objectives, and goals of The Brick Companies (TBC). This must be done in a manner that not only protects, but also maximizes the value of the property. This position is responsible for two properties: one commercial building in Towson, MD and one mixed-use property in Baltimore, MD. REQUIREMENTS: Technical Skills: * Must possess basic computer skills, ability to operate Windows based software. * Must have a thorough understanding of HVAC, electrical and building automation systems. * Ability to interpret mechanical, electrical blueprints and schematics. * Must have own tools. * 5 years building maintenance experience. Personal Skills: * Manage own time on a daily basis with little supervision. * Must be able to handle multiple projects, changing priorities and frequent heavy workloads. * Excellent communication skills (verbal and written). * Must have a valid driver's license. ESSENTIAL JOB FUNCTIONS: Either independently or with direct supervision of appropriate contractor: * Trouble shoot, maintain, repair or replace, as needed, plumbing, electrical or HVAC systems of the building. * Strong knowledge of HVAC, including expertise in maintaining cooling towers, heaters, AHU, pumps, fan coil units, etc. * Monitor and adjust all mechanical/pneumatic/logic equipment, control gauges, distributor panels, valves, thermostats, diffusers and other equipment necessary to provide a comfortable environment for the buildings. * Repair doors, ceilings, hand railings and floors. * Perform preventive maintenance duties, including changing filters, oiling motors, replacing light fixtures, inspecting/adjusting belts and performing annual inspections as directed by manufacturers. * Troubleshoot, evaluate and make recommendations to upgrade maintenance operations and/or implement savings opportunities. * Possess competent knowledge of the use and care of tools and equipment used in facility and ground maintenance. * Successfully respond to tenant requests/issues within a corporate business environment. * Inspect buildings, grounds and equipment for unsafe or malfunctioning conditions. * Inspect new installation for compliance with building codes and safety regulations. * Maintain and operate life safety/fire systems. * Perform limited welding, carpentry and snow removal when necessary. * Comply with all applicable codes, regulations, governmental agency and Company directives as related to building operations and practice safe work habits. * Supervise tenant build outs to include knowledge and coordination of construction trades. * With appropriate contractor, test and maintain emergency systems including: o Fire alarms o Smoke detectors o Fire suppression equipment o Emergency power supply systems (natural gas or diesel driven) o Ensure compliance with the emergency procedures for each property in conjunction with property management guidelines. * Must be on call and respond to building emergencies 24/7.
