As a Community Manager, you will be out on the salesfloor with your leasing team, inspecting the community with your maintenanceprofessionals, and communicating and building rapport with your residents. Youwill be an expert on your community and submarket, including market conditions,competitor pricing, and new and pending lease-up developments. WHAT YOULL DOBuild community and industry knowledge by identifying trends to prepare for futureoccupancy needs and offering recommendations and training. Connect people to community through effective leasing administrationand training of your team. Show off our community by prioritizing curb appeal andmaintaining accurate and in-depth knowledge of all aspects of the property andmarket.Manage the leasing process by guiding the team through effectivesales strategies and follow-through.Support maintenance operations by partnering with your MaintenanceManager to provide a sparkling product through preventive maintenance, timelyand efficient repairs, and a highly organized make-ready process.Partner with your Regional Manager to prepare and follow an operating budgetand to plan community capital improvements, repairs, contract developments, andnegotiations.Orchestrate all accounting functions associated with the property, includingprocessing invoices, paying bills, and assisting the Central Business Group(CBG) with collections, evictions, and managing resident accounts and charges.Train and collaborate with talentedteammates to identify andsolve any issues that arise. Drive the community to continuedoperational success by proposingincome-producing opportunities such as competitive pricing and value-addcommunity enhancements.Focus on performance metrics ranging from your communitys CustomerLoyalty Score to sales conversion rates to apartment turnover efficiency - andeverything in between. REQUIREMENTSMinimum 2 years residential property management experiencewith working knowledge of tenant and eviction laws Experienceleading a high-performing teamFamiliarity andcomfort with performance metrics, sales quotas, and financial conceptsDemonstrated proficiency in working with computersincluding word processing, calendar management, software/database, and socialmediaExcellentcommunication, interpersonal, and organizational skillsHigh schooldiploma or equivalentAvailable to worka flexible schedule, including weekends PREFERREDEXPERIENCECollege degree orrelated coursework in business, accounting, hospitality, or property managementDemonstratedability to secure leases and to exceed sales goals REWARDSWe recognize everyone hasdifferent needs outside of work.
