Assistant Chief Engineer

The Assistant Chief Engineer contributes by leading and designing the effective and consistent delivery of maintenance and operational excellence that enhance the company's mission, purpose and core values. This person will align the operational and maintenance platform delivery model in support of strategic business plans. The incumbent will provide support for the operation and maintenance of mechanical, electrical, and plumbing equipment, along with all miscellaneous building systems. This individual will work closely with the Chief Engineer and Property Manager to complete daily operational and maintenance projects., The successful candidate will be able to demonstrate core competencies in the following areas: . Maintains regular contact and builds solid working relationships with Property Managers and department leaders to ensure the highest level of customer service. . Acts as primary back up for the Chief Engineer during short-term absences such as illness and vacation. . Adheres to the preventative maintenance program. Operates machinery to approved specifications ensuring no downtime attributed to poor operations. . Repairs machinery and completes work orders as needed and documents related work details through use of mobile and online work order software at the end of each shift. . Must be familiar with the location and have working knowledge of all building mechanical, electrical, HVAC, plumbing, life safety, fire protection, security systems, and property specific systems to ensure proper operations and be able to act upon any conditions that are out of the ordinary. . Must be proficient with use of property energy management/ building automated software. . Participates in after-hours response program for all emergency calls and building related maintenance required to occur after-hours as designated by Chief Engineer or Property Manager. . Prepares orders for supplies and materials as approved by the Property Manager. . Ensures storage of supplies and materials received at the property are correct and stored in an organized & safe manner. . Reviews the annual inventory of permanent tools and equipment. Ensures model and serial numbers are recorded with an exact description of each tool and piece of equipment. . Prepares summary for management regarding equipment, including general preventative maintenance and repair work performed. . Responds to tenant complaints and ensures all reasonable measures are taken to satisfy the tenant's needs in a timely and efficient manner. . Checks service contractors' work schedules. Ensures date, time, and repairs are made and properly recorded. . Assists management team with compliance for Energy Star, Sustainability Programs, Preferred Provider Programs, Quality Assurance Programs, Disaster Programs, and Customer Service/Tenant Retention Programs. . Assists management team with special projects, reports and assignments as requested and other duties as assigned by Property Manager and Senior level management. . Other duties as assigned by Chief Engineer, Property Manager, and Senior Management. The successful candidate will possess the following required degrees, certificates or competencies: . High School Diploma required. . A minimum of five years engineering experience. Medical facility preferred. . Must be CFC certified and hold any other necessary/required licenses. . On call as necessary & response time within lease stated requirements. . Background checks as required by tenant. . Valid Driver's License may be required. . Proficiency with computer applications required, including Microsoft, Windows, and Outlook. . Proficiency with building automated software & related electronic equipment. Preferably Johnson Controls. . Proficiency with using mobile devices and applications. . Familiarity with preventative maintenance and work order software systems. . Excellent communication, analytical and problem solving skills. . Demonstrates organization skills with the ability to successfully manage multiple priorities in a dynamic environment. . Team oriented, with the ability to build consensus and effective relationships in a cohesive business environment. . Must have a passion for customer service excellence.
