OVERVIEW The Base Building Manager functions as the professional-in-charge of the specific asset(s) under management. The Base Building Manager is responsible for all aspects of base building oversight and Landlord interaction for client required activities per the individual lease requirements. The Base Building Manager is responsible for working directly with the Client and Landlord to ensure the management of facilities prior to direct ownership post construction. Prior to development for client purposes, identify current building systems and needs for third-party supplier support both during and after construction. Work with Landlord representatives to complete small construction projects for repair and replacement of client responsible systems per the lease agreement. Work with internal and external leadership to gain approvals for projects and budgets associated with project identification and on-going maintenance needs of the facility. ESSENTIAL FUNCTIONS Supports the Transition Managers in the review of lease and/or rental agreements and determine client responsibilities per the lease.Complete initial site review to outline existing systems for maintenance per the lease.Communicate with Landlord to schedule specific timing and approvals required to complete maintenance responsibilities and/or projects within common space.Assist Launch team personnel with site reviews, documentation and questions upon site completion.Prepares and reviews process documents pertaining to all building operations. Report any variances, concerns and projections needed to sustain building operations.Inspects facilities and equipment to determine extent of service and equipment required. Recommends, justifies, develops and coordinates projects required per the lease agreement.Arranges for alterations to, or maintenance, upkeep, or reconditioning of facilities as specified in the operating budget, management plan and/or management services agreement.Competitively bid and prepare scope for small project work to assure high quality and cost effective services.Assists Regional FM team in meeting the assigned criteria within the Engineering Service Compliance ProgramAssures compliance with JLL policies, procedures and standard practices.Assist in facility decommissioning activity of sites upon lease termination.Prepares and/or reviews periodic inventory of building contents and property condition, and forwards to client for review.Comply with all safety requirements specific to each location.Complete all required JLL and client specific training (annual, semi-annual, quarterly) as assigned. EDUCATION AND EXPERIENCEAssociate or bachelor's degree. A degree in business is strongly preferred.5+ years of commercial real estate or property management experience including, technical familiarity with building systems, lease negotiation, documentation and administration. KNOWLEDGE, SKILLS, AND ABILITIESMust be able to read, analyze, and interpret legal documents (lease documents, claims of lien, etc.), general business periodicals, professional journals, technical procedures, or government regulations.Technical ability to identify building systems and be able to speak intelligently with Landlords regarding HVAC, Fire Life Safety, Plumbing, Electrical and generator systems in facilities.Capable of managing projects using General Contractors to cost effectively repair/replace HVAC, Fire Life Safety, Plumbing, Electrical, Landscape, outdoor concrete and asphalt repairs.Ability to effectively present information and respond to questions from senior level management, clients, tenants, vendors, peers and the general public.Ability to define and resolve complex issues and resolve with practical concrete business minded solutionsProficient knowledge of Microsoft Office/Suite, and any other software program or piece of technology identified as standard for Jones Lang LaSalle or requested by the Client.Must have the ability to travel 50%-75%. Position must be within 50 miles of a major US airport.Capability of working remotely when not traveling.Must have the ability to work with little supervision and direction.
