As a Construction Manager, you will reports directly to the Vice President of Operations and oversees all Office Tenant Improvements, Occupied Renovations, Lobby Renovations, Toilet Rooms, and Capital Projects such as fire alarm systems and elevator renovations. Job Responsibilities The Construction Manager responsibilities will vary depending on the scope and magnitude of the projects but will typically include the following: Commercial Interiors Experience - Office TI, Occupied Renovations, Elevator Lobbies, Toilet Rooms and Capital Projects like structural and facade repairs, roofs, fire alarm systems, elevator mods, etc. Estimating: Ability to accurately budget various projects from a space plan or conceptual drawings using unit price schedules, building standard specifications and make value base decisions to assist Leasing with in valuing deals both on turnkey and tenant allowance basis Scopes of Work: Ability to write a thorough scope for lease exhibits and to provide direction for the Architects, MEP Engineers and subcontractors alike Plans Review: Work with A/E teams to QC draft and final plans for consistency with lease scope, constructability, phasing, cost and material lead time issues Scheduling: Ability to produce detailed CPM schedules using MS Project Bidding and Award: Ability to solicit accurate bids and negotiate subcontracts that provide the best value to the owner while remaining fair to both parties Documentation: Skills to effectively manage field office functions - daily reports, look-ahead schedules, RFIs, COs, meeting minutes, punch lists and as-built drawings. Site Visits: Coordination with the design team, subcontractors, tenants, property management and building engineering and inspecting authorities as required through the project. Site Housekeeping: Ability to maintain organized job sites, enforce Building Rules & Regulations and job site safety Site Safety: Ability to recognize and document and enforce safety standards. OSHA Certification not required, but expected to be obtained Subcontractor Relations: Ability to fairly manage subcontractors while maintaining a team relationship and productive work environment Quality: An eye for detail and believe that a quality project requires the punch list to start on day one Cost Control: React quickly to unforeseen or changed conditions, recognize a potential cost early and negotiate Change Orders Specific qualifications for the Construction Manager role include: Minimum of 5 years documented local experience managing projects for a commercial GC or building owner.
