Job Summary This position handles all facets of obtaining, reviewing and tracking equity payments and other sources of financing made during construction through loan conversion and final disbursement, for projects in our Mid-Atlantic and Central regions. This includes assembling, reviewing and processing payment packages directly and coordinating with Asset Managers, as needed. Position also involves the monitoring of projects to track construction completion and identify potential problems. This position requires an understanding of real estate development accounting and related closing and development documents along with excellent organizational, analytical, computer, and administrative skills, effective communication with others inside and outside the Company, and the ability to perform multiple tasks in a fast-paced, team-oriented environment with minimal supervision. The person in this position will have real time responsibilities to deal effectively with a wide-range of professional and business people inside and outside the Company. The successful candidate should be results-oriented with insightful analysis and problem solving skills, along with ability to seize opportunities to improve efficiencies and consistently meets goals associated with customer expectations. Job Responsibilities * Interact effectively with development partners, architects, city and state officials, contractors, construction inspectors, other third parties outside the Company and in-house departments for risk management, development, finance, accounting and asset management to obtain and correct necessary documents and information. * Assemble, critically review, and efficiently complete payment request packages. This includes the review of documents for contract compliance, accuracy of information, evaluation of project funding and recommendations. * Monitor the progress of project completion, evaluate current status in relation to projections and identify potential problems including reading reports, reviewing draw sheet budgets and tracking data in computerized databases. * Manage the review and payment of the packages by other departments in the Company and coordinate supplement or modification of information. * Assist and supervise record keeping to track the receipt and payment of packages and to correct and update records based on periodic error runs. Maintain systems for tracking completion of follow-up tasks and forecast upcoming payments. * Produce, review and supervise editing of monthly and quarterly reports for owners and investors. * Perform other duties as assigned; duties may vary and may include support to other areas of department. Non-Essential * Performs other duties as assigned. Qualifications * College degree; 3-5+ years experience in accounting, accounts payable or related administrative work. * Knowledge of real estate development terminology, construction accounting/concepts, and financial analysis. Experience with Low Income Housing Tax Credits a plus. * Strong computer skills with Excel and proficiency with MS Word and Outlook. Experience with database information systems preferred. * Ability to work independently with minimal supervision and to reliably and accurately move tasks forward. * Ability to perform multiple tasks, strong organizational skills, and demonstrated ability to coordinate complex activities, prioritize conflicting demands, and meet deadlines. * Demonstrated habit of accuracy and reliability. * Must be highly motivated, be able to work with several teams, and possess strong written and oral communication skills.
